Our house was intentionally designed to cater to large families and groups. Every detail has been thought through ranging from the new tankless water heater to the coffee station set up with two side-by side coffee makers. Enjoy the 65” wide-screen Smart TV with YouTube TV (100+channels) or gather around the sizable kitchen island for cooking and conversation. The spacious 6-person dining table, surrounded by windows, sets the stage for memorable meals with loved ones. With a cozy fireplace and an additional workspace in the living room, you'll find the perfect balance between comfort and productivity. Double doors lead you straight onto the second-floor patio, where plenty of outdoor seating awaits with views of the pool and backyard below. Bed/Bath Set Up: Up to 12 Guests Bedroom #1 (2 Guests): Primary bedroom with California king bed, 2 walk-in closets, vaulted ceilings, 42” Smart TV, and two comfortable accent chairs. The primary ensuite bathroom boasts dual vanity sinks, a generous soaking bathtub, a shower with a steam setting, dual shower heads and a built-in shower bench. The primary bedroom also has a baby changing table discreetly tucked into a side corner. (First Level) Bedroom #2 (2 Guests): Queen bed, Smart TV, built-in closet system, and an attached full bathroom with skylight. Bedroom #2 overlooks the pool and backyard. (Second Level) Bedroom #3 (3 Guests): Queen and twin bed, full dresser, and built-in closet system. A full, detached bathroom is adjacent to Bedroom 3. (Second Level) Bedroom #4 (2 Guests): Twin bunk beds, with two small built-in workspaces, a full dresser, and a built-in closet system. (Second Level) Office Space/Bedroom #5 (1 Guest): A spacious L-shaped desk with a large 23.5” monitor to plug into your laptop and a full library wall. The office accent chair folds down into a twin sized sleeper with bedding and pillows provided. (First Level) Living Room #2 (2 Guests): Queen sized sleeper sofa with bedding and pillows provided. A cabinet adjacent to Living Room #2 contains a variety of board games for kids of all ages, including Scattergories, Cards Against Humanity, Taboo, Battleship, Jenga and standard playing cards. (Second Level) Laundry Room: New washer and dryer and essential supplies (e.g., detergent and dryer sheets) provided. (First Level) Gym/Recreation Room: Unfinished space adjacent to the pool, with foosball table, mini-fridge, 50” Smart TV, treadmill, and weight bench with dumbbell weights. Front Yard: Golf putting green, 4-person patio table with umbrella, and conversation seating (2 sets) and benches (2). Pool & Hot Tub: The use and heating of the hot tub is always included in the price of your stay. There is a fee per day for pool heating and it is required for the entire duration of your stay. It's $125/day to heat the pool from September through May and $50/day from June through August. Please note the pool can only be heated up to 85 degrees. The pool and jacuzzi are not available for guest use during quiet hours (9pm-8am). Guest access To ensure your convenience and security, our home is equipped with a smart system and a front door accessed by a code and smart lock. The code and all relevant details for your arrival will be provided through the booking platform on the morning of check-in. There is a two car garage as well as plenty of free street parking throughout the neighborhood. Other things to note Please take a moment to read everything on this listing page. If everything is agreeable, great! When you complete your reservation you’ll receive our check-in form which is required to be filled out and signed prior to check-in, or else your entrance code will not be generated. For your safety and ours, the check-in form requires you to upload an ID, take a selfie and sign the house rules. If you do not agree with the house rules, you are welcome to cancel your reservation within 24 hours of booking without penalty. For stays longer than 30 days, please contact the host prior to booking. While our first priority is ensuring our guests enjoy their stay, we have an equally important commitment to the safety and well-being of our neighbors and community. Please review all the house rules listed below prior to confirming your reservation. While we hope to never encounter this scenario, by confirming your reservation, you are acknowledging that your reservation can be terminated mid-stay for violating any of these rules. If everything is agreeable, great! We can’t wait to welcome you and do everything possible to make sure you have an amazing stay. DURATION Check-in is 4:00PM or later unless other arrangements have been approved by the host. Access instructions will be sent through the booking platform the morning of your stay only after the guest agreement has been signed. Check-out is at 11:00AM unless previously discussed. Guests shall vacate the unit at the end of its rental period. If the housekeepers arrive on time at 11:00 AM and the unit is not vacated, guests will be charged $100 every fifteen minutes past 11:00 AM (pass through) for their delay. Guests who overstay their reservation prevent us from offering reservations with same day transitions and creates operational challenges for our housekeeping staff and for guests arriving the same day. We are equally committed to making sure the house is ready for your arrival as well. GUEST You must be at least 25 years old to reserve our property. Guests who wish to make a reservation must have a completed profile on the booking platform, including an email, phone number, and a clear photograph of your face (so we know the person booking is in fact the person checking in). NOISE This home is located in a quiet neighborhood, and we participate in a community noise reduction program. Our NoiseAware system monitors noise levels and occupancy to help us maintain a respectful atmosphere. If excessive noise or occupancy is detected, our software will automatically reach out to remind you of our quiet hours and rules related to noise levels. This technology respects your privacy and only monitors noise levels, not personal conversations or information. Thank you for your cooperation in helping us be good neighbors! We have a zero-tolerance policy for noise complaints, parties or gatherings of any sort. Please respect our neighbors and keep noise to a minimum. QUIET HOURS are daily from 9:00PM-7:00AM. Sound amplification devices, such as speakers, are never allowed at the home, and quiet hours (9:00PM-7:00AM) are strictly enforced. We do provide one Bluetooth speaker for guest use during their reservation. The pool and jacuzzi are off limits during quiet hours (9:00PM-7:00AM) and any violation of these rules will result in immediate termination of your reservation mid-stay, without refund. ADDITIONAL GUESTS, EVENTS, and GATHERINGS We ask that all guests let us know in advance if they plan on having any visitors during their stay. You may not have additional guests or visitors unless previously authorized by the host. Unauthorized additional guests/visitors will result in an unauthorized visitor fee of $250 per person. If using party decorations, please do not use tape that will damage the paint on the walls, confetti or glitter in the home or backyard. If any tape, decorations, glitter, or confetti are found on the property following your stay, you will be charged an additional cleaning fee. SALTWATER POOL AND HOT TUB The use and heating of the hot tub is always included in the price of your stay. If you desire the pool to be heated, there is a fee per day for pool heating and it is required for the entire duration of your stay. The pool heating fee is $125/day to heat the pool from September to May and $50/day from June to August. Please note the pool can only be heated up to 85 degrees. Again, the pool and jacuzzi are off limits during quiet hours (9:00PM-7:00AM). Pool and Hot Tub rules: - Enter the pool and hot tub at your own risk! - NO running on the pool deck - NO diving in the pool - Please rinse off your body before entering the pool or hot tub - Do not enter the hot tub if the temperature is over 104° F - Limit your soak to 15 minutes and cool off before reentering - Children under the age of 18 must be supervised at all times - Please do not bring glass in or around the hot tub or pool - No pets allowed on the pool deck, or in the pool or hot tub - Do not use alcohol or narcotics before entering hot tub or pool - Anyone pregnant, elderly, or those with heart disease, diabetes, high or low blood pressure, or any serious medical condition should consult with a doctor before entering the hot tub or pool. PETS Unfortunately, we do not allow pets at the property. Guests who bring unauthorized pets onto the property will be responsible for a fine of $250 per pet, and any additional cleaning charges based on the cleanliness of the home at time of check-out. Please note that even if there’s a no-pets policy, there may have been service animals in the past. We cannot guarantee that the property is completely free of pet allergens. DAMAGE Guests are required to report all damage that occurred during their stay to the host via the booking platform, prior to check-out. We understand accidents happen, but guests will be financially responsible for any damage that occurs during their reservation that is not covered by the damage waiver. Please do not remove any furnishings, equipment, or items from the unit, including any linen, dishes, or any other items from the unit. Guests will be liable for any additional costs, charges or expenses resulting from any damage, lost or stolen items, or excessive check-out cleaning. SMOKING Our property is 100% smoke free; including both private and communal areas, the unit itself, and any other public areas within the building and the communal property regardless of whether inside or out. You must be totally off of the premises and on public property to smoke. If you're a regular smoker and feel you'll have a hard time following this rule we kindly suggest you look into another property. Evidence of smoking will result in a fine up to $2,000 for smoke remediation. ILLEGAL ACTIVITY No illegal activity or illicit substances are permitted on the premises: doing either will result in immediate eviction from the property, and may also result in law enforcement involvement. SECURITY This property implements video surveillance in outdoor public areas to ensure the safety and security of all guests. FILMING & PHOTO SHOOTS If you’re interested in utilizing the space for film, television, music video or photo/film shoots of any kind, please contact the host to discuss details, approvals, pricing, etc. INSURANCE Having operated throughout the pandemic, we recommend the booking platform's travel insurance for your reservation or booking with a credit card that has such a policy. In the event you need to cancel or alter your stay, the cancellation policy will be adhered to. Thank you for understanding. PLEASE NOTE Guest agrees to hold the Host harmless against any and all loss, claims, causes of action, demands and/or costs and expenses that may be incurred by the guests in relation to the unit rental. Host is not responsible for lost or stolen items. Subletting the property is strictly prohibited.
