This newly renovated carriage house is nestled in the Battenkill River Valley alongside a picturesque spring fed Marsh . The post and beam structure is private and quiet as it is distanced from my family home . The kitchen is stocked with a bounty of delicious local and organic self serve breakfast choices plus a wide range of organic coffees and teas.Please feel free to let us know if you have any dietary restrictions. Guest access The bed and breakfast features a wrap around porch that looks out over a spring fed Marsh . The entire bnb is only for our guests. You will not be sharing the guest cottage . On the second floor there is a second living room and queen size bed. The first floor is an open plan with a kitchen and counter space / dining area that looks out onto the front porch and Mother Nature . We have set up many bird feeders for your viewing . The living room has a comfy arm chair , couch and mini couch. There is also a designated work space with a desk and chair . We do have fios supplying the fastest internet service on the market . The bathroom adjoins the living room and can be locked from the inside . This is a very peaceful setting surrounded by gardens, protected wet lands , river heritage birch and hemlock spruce . The Bnb faces the South west direction and the Sunsets are fabulous . Other things to note We do welcome your well behaved pet. We love all animals and have successfully hosted dozens of dogs , cats , falcons and owls. The agreement I make with my pet owning guest is that they take full responsibility for their pets droppings , Couches and armchairs are to be protected with appropriate coverings if your pet is allowed on furniture. Our mini couch when covered can be used as a pet couch. Display of Dangerous behavior by your pet will be grounds for canceling the reservation. A normal amount of barking and jumping is to be expected. Leaving your pet unattended at the Bnb without previous arrangements with me is forbidden. I have always believed that pet owners whom travel with their pets are incredibly responsible by nature. I do have 6 cats at my house . Keeping your pet on a leash when outdoors on the property is required.
