Casa Olmino is an Italian apartment gem, with a private rooftop terrace with a rare combination of spectacular views and privacy. The apartment is in a 17th century building at the very centre of this charming medieval village. Grocery shops, bars and restaurants are right on your doorstep. Magnificent volcanic lakes, hot springs and the lush nature of the Cimini mountains are all within 15-30 minutes reach by car, while the bustle of Rome and the beaches of Tuscany are only an hour away. The space The large terrace faces the main street of San Martino where you'll find bars, grocery shopping, restaurants and some other shops. The views are grand and on clear days you see as far as the Mediterranean sea and Monte Argentario to the West. To the North you can see across the rooftops as far as the mountains and directly to the South you see the rest of the green Cimini mountain side that the village is sitting on. The terrace has a shaded area with a sun lounger as well as a table and four chairs for dining outside while the swallows play catch in the early summer nights. The living room has a social area with a sofa, coffee table and a 4k Sony TV for the Italian TV moments you don't want to miss, the main international sporting events or the apps for your streaming needs. There is a separate dining area for when you want to eat in. The kitchen connects to the living room but also to the terrace for easy access wherever you chose to eat. It is equipped with all you need to make delicious Italian food at home. It has everything you expect in terms of high quality knives, cutting boards, a SMEG toaster and kettle as well as pots and pans. A SMEG fridge keeps your drinks cold. The bathroom is tastefully upgraded to the latest standard and features both a shower and a bidet. The bedroom faces a very quiet side street with no traffic. The proximity to the Abbazia di San Martino means that there are church bells ringing at intervals during the day, especially on Sundays. The apartment is in a building with thick stone walls and added isolation against the summer heat. The village is 600m above sea level so the nights are cooler and the apartment is super easy to air out. You'll be able to have pleasant indoor temperatures even in the summer months. Fans are available and there is also AC in the living room to cool the apartment in periods of heat. Guest access As a guest, you have access to the entire apartment, the terrace and a washing machine room located on another floor. There are no access restrictions.
