October through April, all utilities including electricity are fully covered. March through September, owner covers the first $70/month of electricity; any overage will be billed to the guest via an official Airbnb payment request, with a copy of the bill provided for full transparency. Booking HOA requires a 31-night minimum stay. Payments are made in monthly installments through Airbnb - no lump sum, no traditional security deposit required.
