Quiet and seclusion and the crystal-clear Frio River make this property a magical place for entertaining and relaxing. Century old oaks provide a shady area to barbecue or enjoy a campfire under the stars. Take a walk on our nature trails where abundant wildlife can be seen or stroll down to the river and watch the fireflies come out at night. Hundreds of deer, turkey and many other species of wildlife can be seen throughout the day from the porch. The Frio River access is a 25 min walk down the trails or a 3 minute drive from the cabin. PRIVATE OUTDOOR AREA INCLUDES: picnic table charcoal BBQ pit campfire ring covered porch horseshoe pit outdoor string lights Kitchen comes equipped with pots, pans, dishes, silverware, coffeepot, etc. WHAT TO BRING: Pillows, blankets, sheets, towels, toilet paper, paper towels, toiletries, lawn chairs and ice. **Linens are available for an additional fee in the off-season months only. The cost is $30 per king, queen or double and $25 per twin (bath towels are included). Please let us know 24 hrs. BEFORE check in if you would like us to provide lines. Exceptions may be made depending on circumstances. We are unable to offer linens during peak season due to labor shortages in our rural area. Contact our office for more information regarding linens. Online Booking Instructions During Peak Season and Holidays: When booking online: Please do not leave a one night opening between your reservation and the reservation before or after you. If you leave a one-night opening, we will call you after your reservation processes through our online system, to adjust your reservation dates. If you have any questions, don’t hesitate to call. NO REFUNDS due to weather forecasts, inclement weather, natural disasters, pandemics, river conditions, traffic, vehicle problems, work schedules, illness, breaks ups, divorce, friendship termination, family emergencies or any other unforeseen circumstances. Reservations will be held only until 9:00 am of the following day of scheduled arrival unless you have called the office and made other arrangements. You will be considered a no show, the reservation will be cancelled, and no refund will be issued. NO EXCEPTIONS. You are responsible for full payment for all the days you reserved, NO EXCEPTIONS. Absolutely no refund for late arrivals or early departures under any circumstances. Please double check your dates for accuracy as this policy is strictly enforced.
