The kitchen and dining/living rooms may be used until 11pm. These "communal areas" are are shared with other guests, and at times with me. Up to 3 bedrooms (each sleeps up to 3 people, more if you don't mind being a bit squeezed) and 1 full bath plus access to a new guest toilet on the 1st floor.
