Whether swimming in the river or simply lounging on the patio, Sky River has everything you need to make lasting memories. **All guests must complete a liability waiver within 48 hours of booking to hold any reservation. The purpose is for your safety acknowledging the rugged countryside and unique water features of the property** This Texas Hill Country home features a charming rustic exterior and a warm and inviting interior. The house is constructed with natural materials and has large windows to let in plenty of natural light and showcase the beautiful surroundings. Step inside, and you'll immediately feel at ease in the warm and inviting interior. The open floor plan is perfect for spending quality time with loved ones, and the modern kitchen has everything you need to whip up delicious meals. The bedrooms are cozy and comfortable, with soft bedding and plenty of relaxing space. The home's amenities include Wi-Fi, air conditioning and heating, a washer and dryer, and essential kitchen appliances such as a refrigerator, stove, and oven. The outdoor space features patio furniture and mood lighting, perfect for enjoying dinner or drinks in serene surroundings. Guests will have access to the river, hot tub, tree house, and the area surrounding the guest house. The main house and two-car garage are off-limits. contact with the host is best through messaging through the Airbnb app. For emergencies with the home, please call the host directly. The home is off a private country road with ample space between you and the neighbors. It is a very private & quiet setting, with immediate access to the Pedernales River. Restaurants, shopping and downtown are within a 5 minute drive. You will need a car to reach the grocery store, restaurants, wineries, shopping and activities. **Important Note to Guests** Sky River Ranch is in rugged countryside with many natural hazards and wild animals. That is home to various types of wildlife, some of which can pose a risk to humans and pets, such as snakes, spiders, scorpions, and cattle. In addition, the property can be extremely dark at night and has hazardous terrain, including sharp cacti, rocks, rivers, and hills. A liability waiver is required for all guests to acknowledge and hold harmless these risks. Please be respectful to our community or don't book: No large gatherings No unregistered guests No fires or smoking No loud music No firearms or hunting Guests are also expected to keep lights low at night and respect the area as a dark sky community. The host will remove guests that do not follow these rules.
