If you are looking for a large, quiet, contemporary country home with chic interiors, this is it! The space Completely redesigned and remodeled in 2023, this bright sun-drenched nest in the woods has double height ceilings, a dream of a kitchen, and enough space across three levels for even those in the largest group to secure a quiet moment. The house sits at the head of the woods crowning the Delaware River, ensconced in one of the prettiest hamlets of the valley. While the outside offers tremendous trail and hiking opportunities, within 6 minutes you can be tubing, kayaking or paddling in the water. Inside guests will have space galore; the layout is a dream with bedrooms and bathrooms on every level, two levels for tv and movie watching, as well as room for play, exercise and an afternoon nap. The decks and patio offers dining and relaxing next to the fire pit, surrounded by the beautiful woods. Eagles have made a nest nearby and are regular visitors. THE KITCHEN & MEALS Meals and beverages are hassle free. The kitchen has professional appliances, space for multiple cooks, and is equipped to handle any culinary endeavor. For the less adventurous, a great dinner cooked by one of the areas super talented chefs is just 10 minutes north or west. Our guidebook has great suggestions! Or pack a picnic and head to the park next door for a meal by the creek. For cocktails, the living room holds our special Upstate Place ‘All In Good Taste Libation Station’ a non alcoholic, fun full bar and cocktail tray, set up to get any stay off to a marvelous start. FAMILY & FUN Like all Upstate Place properties, this home has a crib, highchair, baby bath etc. available to make even the smallest guest’s stay welcoming and easy. This home is particularly suited for children as just a three minute walk away is Circle Park, considered by many to be the best children’s park in the region. Further afield, a short drive takes the family to the Kartrite Indoor Water Park and Resort. The house provides well for all activities; towels and picnic blankets for river excursions, drink flasks for hiking and walks, snacks for nibbles, and propane and firewood for outdoor living. Ideally, the house would suit a family, a small group or couples vacationing together. Other things to note PLEASE NOTE - Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy. Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty. Weather: During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation. Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely. Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnb’s Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take time stamped video and photos of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported. This home may have weekly lawn and trash services as well as monthly pest control service. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained. Rental Agreement: Please know that we require all guests to sign a rental lease agreement. This house has two levels and may not be suitable for guests who don’t wish to use stairs. However, it does have ground/ main level bedrooms and bathrooms. Early check-in: When available, we love to allow our guests an early check-in to get your vacation started asap! Unfortunately, during peak times, this isn’t always possible. But please ask, we will always try.
