This is a spacious 4 bedroom, 3 bathroom (main en-suite) property, offering a true home-from-home experience. 3 king size bedrooms ( 1 with sofa bed for children). 1 double bedroom. Well equipped kitchen, Comfortable lounge Study/work from home area with additional sofa bed. Washing line, tumble dryer & washing machine. IMPORTANT NOTES: UPON BOOKING YOU WILL RECEIVE A NOTIFICATION RE; TOURIST TAX OF €2.20 PER ADULT, PER NIGHT, PLUS €50 PER PET. A LEVY WILL BE CHARGED FOR MORE THAN 8 GUESTS. The space Villa Livia is a well loved, but under-utilised, family holiday home. The main bedroom is a brand new, large loft conversion with its own balcony and bathroom en-suite. On the 1st floor there are a further 2 king size bedrooms as well as a double bedroom. These bedrooms share a large bathroom, also on the same floor. The ground floor offers a well equipped kitchen, with a dining area that seats 8. A comfortable lounge with a flat screen cable TV (A1), as well as a separate study/work from home area, with another sofa bed should you need it. There is another full bathroom on the ground floor. Leading out from the kitchen there is a large, covered verandah complete with an outdoor table and benches that also seats 8. Villa Livia also has it’s own charming garden and orchard directly opposite the verandah, where you may enjoy spending a warm afternoon under the shade of the apple trees. Guest access Total house Other things to note As there are 3 floors at Villa Livia, we have provided a stair climber to assist you with any heavy luggage you may have. We have wood pellet and solar heating which keeps the home beautifully warm, as well as ensuring plentiful hot water. Please note: Austria charges €2.20 tourist tax per adult, per night. This will be charged separately on confirmation of booking via the Airbnb app.
