Washer and dryer. There is provided marked space in refrigerator also pantry for food. During your stay I’m usually available every day but at night I do shut off my phone around 10 PM. Below are the house rules for your comfort and safety of all that live at this address. GUEST must inform host within 24 hours of arrival of any existing damage or may be held responsible for any cost involved in repair to be taken from the security deposit. Any resulting costs above the security deposit amount will be owed to the HOST by the GUEST. HOST has the right to pursue reimbursement by reasonable means including small claims court and/or police report. NOISE & QUIET HOURS: Quiet hours are between 10pm and 7am. At all times GUEST must keep noise levels to a minimum as to not disturb the peace and quiet of surrounding neighbors and other guests. CLEANLINESS– You are expected to treat the Lodging Rental with respect, keeping in mind that this is an individual’s home, not a hotel room. Even in cases where a cleaning fee is charged, you are expected to leave the Lodging Rental in a clean, neat, and orderly condition to allow our cleaners to provide a thorough clean in the very short window between guests. Please clean up after yourself. There is limited space in the outside garbage / recycle cans. Separate your garbage from recycling and put them in the appropriate cans. Containers are in kitchen under ships wheels. Recycle cans will be locked behind gate on south side of house until Thursday night before garbage day on Friday morning. Kitchen is shared with owner and other lodgers, after preparing meals rinse dishes and put in dishwasher to the left of the sink or wash by hand and put back where you got them from after use. If dishwasher is full dish washer detergent located under sink. Feel free to run dish washer any time day or night. Refrigerators are shared with owner and other lodgers. Space will be provided for your use. Feel free to use condiments. Additional room in beer room refrigerator is available for your use. Filtered water is available in refrigerator door, kitchen sink closest to coffee maker also upstairs by sink. Keep front door keypad dead bolt locked, key code will be supplied for you unless you would like your own. “PLEASE DO NOT LOCK BOTTOM LOCK” If you lock the bottom lock, you will not be able to get back in after leaving. “UNDER ANY CIRCUMSTANCES NEVER GIVE YOUR LOCK CODES OUT TO ANYONE” My house is full of one-of-a-kind antiques of great sentimental value to me. Downstairs / back yard is available for your use. Back yard barbecue can be used to cook your meals, please make sure gas is turned off after use. You will need to light by hand. Let me know if you need help. Laundry room is available from 7am till 10pm for your use, limit to one load per day to allow other guests to do there’s. Please don’t start and leave laundry in washer or dryer without finishing. laundry detergent is above the washer and dryer sheets are above dryer for your use. “Please do not use bleach when washing.” If you need to do excesses laundry, there is mutable Laundry mats are close by. Pantry room is in washroom a shelf will be provided for your use. Cooking spices / oils are located to the right for your use. Food is not included. Please do not consume other lodgers’ food or drinks. Coffee maker is to the right of kitchen sink with coffee above in cupboard for your use. The purified water tap on the sink pulls out for easy filling of coffee maker & water bottles. Kitchen, gas stove wipe down after use. Oven: The Igniter/temp knob needs to be pushed in and held for about 15 seconds to heat oven. Exhaust fan switch is on wall to left, blast light on wall shows that it is on, please turn off after use, if it overheats a thermal switch turns off the fan till it cools down, normal. Kitchen appliances, Blender, Nuwave, Ninja air fryer, Toaster, Microwave, Food processor, Pots, Pans, Silverware, Glasses, Cooking utensils are all available for your use. Please clean after use and put back. The house has a delicate sewer system. Do not put grease down the drain, a grease container is under the sink. Additionally, do not flush any feminine products, “wipes even if they say flushable”, excess toilet paper down the toilets they will plug. Turn off electronics, lights, air conditioning, heating, fans when leaving or not in use. House cleaners come ever other Monday if you don’t want your room and bath cleaned leave door shut. They do not do washing of towels or bedding that will be your responsibility for month to month renters. Gardeners come every Monday to keep yard neat and tidy. Parking is on the street only, No exceptions. Driveway is reserved for owner only. Our safety is of the highest priority. Make sure the front door is locked when you enter and leave. Front door dead bolt will auto lock in one minute after it is opened. Lock your car & do not leave anything on seats. Better to be safe than sorry. SECURITY CAMERAS / TECHNOLOGY- Exterior cameras, video doorbells, keypads, smart home technology, etc. are installed for the safety and protection of the property and its guests and may not be tampered with or disabled. GUEST will be immediately evicted with no return of funds paid upon violation of this policy. Security cameras are in these locations on the exterior. Front doorbell, Front porch, Front yard, South front yard, Back yard. Security cameras are in these locations on the exterior and record audio and video for a short duration upon motion activation 24/7. Interior cameras are in common areas. They are on when home is not occupied, audio and video motion activated. Foyer, Dining room, Formal sitting room, Beer room, Upstairs Hall, Storage rooms. In room, closet has fire extinguisher, first aid kit, House is located near freeway and commercial area, some noise may be heard, a noise machine is on nightstand or in room. I will provide ear plugs for light sleepers. . INTERNET USAGE and LIABILITIES An illegal or abusive Internet usage is not allowed. It is not allowed: a. To send information and data of a commercial nature and/or for marketing purposes to third parties without requested to do so (spamming); b. to use peer-to-peer networks if uploading or downloading of copyright-protected intellectual property with or without the knowledge of the owner is intended. c. to spread and distribute illegal or immoral content and data; and/or d. to use applications which could destroy or change the physical or logical structure of the Host equipment or network. In case of non-compliance with the above obligations, or in case of any other illegal action, the GUEST shall be liable for damages. The GUEST indemnifies and holds harmless the HOST from any third-party claims on first demand and in case HOST settles any damages itself for avoiding further damages to compensate the HOST for all damages incurred, (including costs of legal advice and defense). The HOST does not guarantee WIFI speed or that their WIFI will be compatible with all of GUEST’S devices or software (including but not inclusive of VPN networks), is not responsible for any damages renters sustain while using Internet access with their own Internet devices and will not offer any refunds as a result. HOST is not responsible for any internet outages that are outside of the control of the HOST and will not offer any refunds for such. The Lodger must have their own spyware/virus protection or data security, etc. TV in room have free tv. Free Netflix , lodger is responsible for any charges on owners account for bought movies, programming, that they incur using these devices which also includes front room. New carpet has been installed on stairs, landing, hallway & Hawaiian room. lodgers are responsible for any damage, spills, stains, make up, wear on rug by them or their guests and will come out of security deposit. For month-to-month lodgers. Do not walk on carpet with shoes, leave them downstairs by front door on shoe mat or take them to your room. Shoe mats have been provided for you, please use them. Please be careful and mind the stairs leading to the second floor.
