This luxurious lake house is the perfect place to relax and unwind. With its spacious yard and access to the water, you can spend time fishing, grilling, playing corn hole or simply enjoying the peace and quiet. Close to downtown Fort Worth, Dickies Arena, TCU, Fort Worth Botanical gardens, Fort Worth Art museums, Historic Stockyards, South Main, Magnolia and West 7th. Easy access to major highway. Permit# 20250394 The space Our lakehouse has 4 bedrooms and can sleep up to 11 people. Bedroom#1- twin bunk bed and full bed, Bedroom #2- queen bed with en suite bathroom, Master bedroom- king bed with en suite bathroom and laundry room, Basement bedroom- Queen bed with twin trundle and en suite bathroom. Dining room with built in bed seating for 12 people. Fully stocked kitchen. Outdoor dining area and grilling. Outdoor fire pit. Shared yard with smaller airbnb house for games and lake front with fishing. Unit contains steps in and outside the home. There is a step from the dining room to the kitchen area, a step from the mail hall to the laundry room/master bedroom suite, and a step into the master bathroom. The access bedroom #4 is an exterior entrance with no connected access to the main house. You will have to walk down stairs outside to enter this bedroom. This bedroom has its own electronic lock that is the same code as the main house. There are 2 homes on our property- they can be rented together or separately. This listing is for the larger home - Escape to the Lake #1 and the smaller home is Escape to the Lake #2. Guest agrees to hold harmless of the host/owner for use of the bunkbed. No children left unsupervised on top bunk. No child under the age of 5 allowed on top bunk. Guest to sign Hold Harmless Waiver for use of bunk bed prior to check in. Guest access There is another Airbnb on the property that is separate from Lakehouse #1 and it may have guests when you are there. The houses have their own separate spaces, fire pits, grill, etc. The houses are not on top of each other- they are separated by the shared driveway and Lakehouse #2 sits closer to the lake than Lakehouse #1. We ask that you each are respectful of each other. The driveway to Lakehouse #1 bottom bedroom is shared with Lakehouse #2 house, please do not block driveway. Also, there is a shared backyard that has swings, large yard for outdoor games and lake access for fishing this space and lake access is shared between the houses. Lakehouse #1 should access the lake through the shared yard and not Lakehouse #2 gated yard. Other things to note Upon reservation confirmation- We advise guests do not swim. If guests decide to swim it is a the risk of the guest and no liability of the host. There is a carport with plenty of parking spaces. can accommodate up to 6 vehicles. SECURITY CAMERAS: Please note there are exterior security cameras. The cameras are on the side of the house closest to the carport and on the side of the driveway. By booking our property you agree and acknowledge there are cameras. ****There are no cameras inside the homes at all***** This Hold Harmless Waiver (“Waiver”) is entered into by and between the undersigned guest(s) (“Guest”) and the property owner/manager of Luxury Lakehouse #1. ASSUMPTION OF RISK Guest acknowledges that the use of the bunk bed in the rental property carries inherent risks, including but not limited to, falls, injury, and other hazards associated with elevated sleeping arrangements. Guest voluntarily assumes all risks related to the use of the bunk bed and agrees that use is at their own risk. WAIVER AND RELEASE OF LIABILITY In consideration of being permitted to use the bunk bed, Guest, on behalf of themselves, their children, their guests, and any other occupants of the rental property, hereby agrees to: 1. Release, waive, and discharge the Host, property owner, and any affiliated parties from any and all liability, claims, demands, actions, or causes of action arising out of or related to any loss, damage, injury, or harm sustained while using the bunk bed. 2. Indemnify and hold harmless the Host, property owner, and affiliated parties from any claims, damages, or expenses (including legal fees) arising from the use or misuse of the bunk bed. 3. Acknowledge responsibility for ensuring that children and all other occupants using the bunk bed do so safely and in accordance with reasonable safety guidelines. RULES AND SAFETY GUIDELINES Guest agrees to follow these safety guidelines while using the bunk bed: • The top bunk is recommended for individuals aged 6 and older. • No jumping or rough play on or around the bunk bed. • Use the ladder for climbing up and down—do not climb on the frame. • Do not exceed the manufacturer’s weight limit for the top bunk. • Ensure children using the bunk bed are supervised as needed. ACKNOWLEDGMENT AND SIGNATURE Upon booking, guest acknowledges that they have read and fully understand this Waiver, voluntarily agree to its terms, and accept full responsibility for their use of the bunk bed.
