Turtle Cove - Gorgeous Lakefront home + Hot Tub

Welcome to Turtle Cove at Lake of the Ozarks! This gorgeous lakefront home has been beautifully remodeled with a contemporary and cozy feel. Located in Sunrise Beach, Missouri on the 18MM of Lake of the Ozarks this spacious property features everything you’ll want in a home away from home. This split-level home offers just under 2200 square feet – plenty of space for everyone in your group. Property includes easy driveway and private dock. There are steps to the dock as seen in listing pics. The space The upper level includes an open-concept living room, dining area and kitchen, all of which lead to an open-air deck that has the most breath-taking lake views. The kitchen is equipped with a stove/oven, microwave, fridge, dishwasher, toaster, blender, coffee pot, pots & pans, dishes, utensils and pretty much anything you’ll need for on-site cooking. There is a dining table and seating around the island, as well as additional seating on the patio. There is a propane BBQ Grill available as well as one propane tank and basic grilling utensils. The primary suite is the only bedroom on the upper level and features a King size bed with lakeside views, smart TV, dresser, writing desk and a large closet with sitting area, along with an attached bathroom with a large walk-in shower. The lower level features a second living room with an electric fireplace, power recliners and a sofa sleeper couch. We’ve also provided movies, books and plenty of games for your enjoyment. Both living rooms allow plenty of space for one of our two provided air mattresses for a variety of sleeping arrangements. Bedroom #2 includes a Queen-size bed, dresser, closet and a lakeside view Bedroom #3 includes a King-size bed, smart TV, dresser, closet and a lakeside view This property comfortably sleeps 8 however, with pre-approval from the Host, a maximum of 10 people may be considered. There are two air mattresses and bedding available upon request. For the littles that might be visiting as well, there is a pack-n-play available, you’ll just need to bring your own sheets and blankets. There is a shared bathroom on the lower level that includes a tub/shower combo. The laundry room with washer, dryer and utility sink is located in the lower level. You will find cleaning tools and products as well as a few beach towels so if you need more then a few, please be sure to pack some extras. We want to make your stay as convenient as possible. Here are a few things we provide for you: • Bed Linens, pillows and blankets, including sheets for the air mattresses • Kitchen and bath towels • Paper towels • Toilet paper • Trash bags • Hand soap and dish soap • Dishwashing detergent • Laundry soap • Shampoo, conditioner and body wash • Basic cleaning supplies There is high-speed wireless internet. Both living rooms and both bedrooms with king beds include smart TVs with free channels available or you can log into any of your own streaming services to access your personal accounts or view live major network broadcasting. There are Alexa devices to check local weather, find a restaurant or listen to music. A digital link to our welcome guide is provided on-site. OUTDOOR AMENITIES In addition to the main deck on the upper level, there is a lower patio area that is covered and still offers the same stunning lake views. Plenty of seating is available, as well as a private hot tub which is serviced between every guest visit. There is a private dock available for guest use but we are located at the mouth of a large cove just off the main channel and water can often get choppy and sometimes rough (particularly on weekends or holidays). For this reason we recommend guests do NOT use the boat slip or tie a boat or any watercraft up to the dock during these conditions. There is not a boat lift in the slip at this time. Guests are welcome to use the dock for fishing, swimming, lounging or catching a water-taxi but all activities should be enjoyed with rough water in mind and we highly recommend inexperienced or young swimmers wear life vests. Swimming is at your own risk. Given the terrain at the Lake of the Ozarks, especially at a lakefront property, it is common to have a rather steep pathway and/or many steps down to the dock. We recommend guests use the railing where provided and keep the exterior pathway lighting turned on when walking the pathway after dark. Light switches for the walkway lights are labeled in the home. Dock lighting is available on the dock and the switch box is labeled as well. The long driveway is an easy approach and allows parking for at least 6 vehicles. There is a gravel pad at the top of the property by the road for parking a trailer if needed. Guest access This property is not a shared property. Guests may use all rooms in the home with the exception of one cleaning closet and a few locked cabinets which are marked. Guests may also use the dock and are welcome to use the items inside the shed on the dock. The garage is not available for guests at this time. Other things to note PLEASE READ OUR RULES! The primary renter must be at least 25 years old AND must be staying at the property. Absolutely no renting on behalf of others. A Rental Agreement must be signed prior to arrival. Maximum number of guests (including children 2 and up) is 10 people. If you have a special request or unique circumstance please contact us prior to making a booking request. Neighboring rental guests are not allowed to use the hot tub. This is a family-friendly property. We DO NOT allow bachelor, bachelorette, 21st, or other similar types of parties OR party groups! Guests at Turtle Cove are only allowed to have additional visitors on the property with prior approval from the Host. Absolutely NO SMOKING OR DRUGS of any kind are allowed inside the property. All residents and renters in this neighborhood are entitled to quiet enjoyment. Please be respectful and show consideration to those around you, refraining from excessive noise levels and activities that may be offensive to others. We do NOT allow guests to bring pets. As the owners who also use this property, we do have dogs that visit. If you have a specific allergy, please contact us to discuss. ***There is a RING doorbell camera at the front door so we are able to visualize who is entering the property to ensure guests comply with occupancy and pet rules. There is a RING camera on the garage facing the driveway and front of the house, as well as RING cameras on the rear of the house facing the dock. There are no cameras on the interior of the home or facing the hot tub.
