Peaceful House on 10 Acres with a Stream

A simple, peaceful and comfortable retreat in the Western Catskills that has been lovingly remodeled. The 2 bedroom, 1.5 bathroom house sits on 10 acres with a stream that runs on the property. The kitchen is fully equipped for elaborate cooking and the WiFi is strong. It's 5 minutes from the East Branch of the Upper Delaware River with boat rental options and 20-30 minutes from numerous hiking trails. Nearby towns include: Hamden, Andes, Delhi, Roscoe and Walton. (AVAILABLE: April-Nov) The space The house is about 2.5 hours outside of NYC and sits up a maintained mountain road about a mile outside the small town of Downsville. The road is quiet and the property is very secluded. There is a stream that runs on the property with a few small plunges for those who love an icy dip. In Downsville there are two convenience stores and a liquor/wine shop that also sells eggs. There are grocery stores located between 15-30 min from the house. There are a few farm stands/farmers markets in the area and several larger towns within a 15-30 min drive, including: Hamden, Livingston Manor, Roscoe, Andes, and Delhi. There is small desk with an external monitor in the room with the king bed. There is no TV at the house but the wifi is strong enough to stream content from your computer. Most mobile service providers get pretty decent reception at the house and in Downsville. There are ceiling fans in both rooms and downstairs. Recently installed light-filtering shades on all the sliding doors downstairs will help keep the house cool on hot days. No AC in the house. In colder months, there is a wood burning stove and electric baseboard heaters. The kitchen is fully equipped for elaborate cooking. There is an electric stove inside and a gas grill on the deck. No microwave or dishwasher in the house. We cannot accommodate pets for allergy reasons. Guest access Address is on a wooden sign seen from the paved road. Turn right onto our driveway and go slowly over the narrow bridge. House is up the left fork in the driveway directly after the bridge. The driveway is about 1/4 mile long of packed gravel. Park below the house on the level gravel area before the hill up to the house. You will need to walk about 50 from the car to the house.
