Neds Cottage has been completed to the highest of standards as a new luxurious home. With the most incredible views from the hot tub, you’ll be amazed by how far you can see, Manchester skyline, the Peak District hills and Dovestone Reservoir with Saddleworth Moors - whist Saddleworth Villages lie in the valley bottom. 2 king size bedrooms both en-suite, a small double bedroom with a house bathroom opposite. A massive live-in kitchen, combining a lounge and dinning area, plus double sofa bed. The space THE KITCHEN area has a glass wall the full length of the room, with half of this opening up as bi-fold doors, allowing you to enjoy the magnificent views as far as the eye can see. The beautiful white marble kitchen worktops reflect the class of the property with 2 Bosch cookers, a hob, microwave, American style fridge freezer, dishwasher and washing machine. Along with all the cooking utensils you should need! THE DINING TABLE can seat up to 8 people and there is ample sofa space to seat everyone! THE LOUNGE AREA has ample seating for up to 8 guests. HEATING is oil fired central heating. BEDROOMS & BATHROOMS ~ There are 2 king sized bedrooms, with a wardrobe, dressing table and bedside tables. Both of these rooms are en-suite, with one having a P shaped bath / shower and the other a shower. There is a 3rd small bedroom which has a double bed with bedside tables. This has a house bathroom opposite with a shower. The other 2 guests can sleep on the Natuzzi sofa bed in the lounge area of the house. OUTSIDE there is a patio and grassed area which is dog proof, outside of the garden gate there is ample parking space. The Rex Nordic HOT TUB is diesel powered and contained within a pagoda to give it shelter. The house is only a 15 minute walk away from the award winning PUB, The White Hart at Lydgate. The Saddleworth Villages are a short distance away with Uppermill being only an 8 minute drive, here you will find lots of cafes, shops and restaurants. Greenfield train station (Manchester to Leeds line) is a 5 minute drive. DOGS are welcome to stay at £10 per night, per dog. Please do not let your dogs go in the bedrooms. (We have added a individual dog charge of £30, for a 3 night stay. Over 3 nights an additional £10 / night is required). If you have a visiting dog we also charge £10/day - again this will need to be paid separately. We have a secure, private hire dog field - 10 minutes drive away, called ‘My Dog Field’. £10 / hour. Pre booking is advised as it can get booked up. The house and site is a no SMOKING or vaping area. We don’t allow BALL GAMES. NO LOUD MUSIC - you will be removed from the site if you play loud music and disturb neighbours, even during your stay. Please advise us if you have friends visiting, we may have to charge separately for this. LOCATION we are on Burnedge Lane, Grasscroft, OL4 4EB. WE EXPECT THE COTTAGE TO BE RESPECTED Please note we expect the cottage to be left clean and tidy. Please wipe worktops down and if necessary hoover though for any dirt that may have been left on the floor, prior to checking out. If the cottage is not respected there will be an excessive cleaning charge applied. PRIVATE CHEF There is a chef we can recommend. You liaise directly with him for food planning and availability. 5 course menus start from £50 per person, to £100 per person for the premium package. No minimum number of people required.
