Only registered guests are permitted to stay at the property. Reservations that do not accurately reflect the number of guests may be cancelled in accordance with Airbnb's policies and our house rules. If you are travelling with children, please let us know before booking. Some age restrictions may apply, and children must be supervised at all times. Guests are responsible for any damage caused during their stay. By confirming your reservation, you agree to comply with our house rules and accept responsibility for any damage, missing items, or additional cleaning required during your stay. Check-in & Check-out Check-in: From 3:00 pm Check-out: By 10:00 am Early check-in or late check-out may be available by prior arrangement, subject to availability, and is charged at £20 per hour. Parking Free private driveway parking is available for guests. Long-Term Stays For stays of 14 nights or longer, a mandatory light cleaning service is carried out every two weeks to help maintain the property to a high standard. This includes fresh bed linen and towels and is charged at a discounted rate of £55 per visit. During Your Stay: Complimentary starter supplies of toilet paper, shampoo, conditioner, body wash and washing-up liquid are provided. For longer stays, guests should purchase additional supplies once these have been used. If your stay is longer than one week, please put the bins out on collection day and return them afterwards. We operate a fair usage heating policy. The smart heating system maintains a comfortable temperature of 20–21°C. Please do not set the thermostat above 21°C. Keep all windows and external doors closed while the heating is on. Please do not switch off or cover the living room radiator, as this may affect the smart thermostat. When leaving the property, switch off lights and reduce the heating to 18°C. Netflix and other streaming services are available using your own personal accounts. House Rules: No smoking or vaping inside the property. No parties or events. No pets. No illegal activities, drugs, or firearms. No unregistered overnight guests without prior approval. Local bookings may require host approval. Quiet hours are from 9:00 pm to 10:00 am. Please respect our neighbours by keeping noise to a minimum. Remove outdoor shoes before entering the property. Keep the property clean and use the outdoor bins provided. Do not disconnect the Wi-Fi, smart thermostat, or any installed equipment. No commercial use without prior approval. Please do not arrange for mail or parcels to be delivered to the property. Guests are responsible for any damage to the property. Charges may apply for excessive cleaning, lost keys (£50), or damaged or missing towels (£15 each). Thank you for respecting our home and helping us maintain it to a high standard for all guests.
