Hike into Rocky Mountain National Park from my a gorgeous 3br/2ba with full kitchen, fireplace, deck, smart TV, and the sounds of the Big Thompson River (w/ fishing access) across the street (Permit 20-NCD0390). The home is on the west edge of Estes so you never fight traffic to go hiking. Located in a quiet HOA with abundant wildlife. + Walk into Nat'l Park + 5 min drive downtown + 5 min drive to Nat'l Park entry gate A 1600-s/f basecamp for up to 8. The space First, a few notes: - Check in is 4pm or later; check out is 10am or earlier. - No smoking inside, outside or even in neighborhood (HOA rules) - No fire pits; no parties; no pets. - 2 cars & 8 guests max. Guests must do dishes and start a laundry load of towels/hand towels/washcloths at checkout (we have negotiated a lower cleaning fee based on this). - AWD, snow tires or 4WD recommended from October to May. Onward! Enjoy my peaceful home near the Big Thompson River, just a short walk from Rocky Mountain National Park. You'll have access to 12 acres of shared wooded grounds, a playground and picnic area, plus a quarter-mile of private river frontage that is part of our neighborhood HOA. The Aspen Tree Cabin is light, bright, and spacious, with vaulted ceilings and lots of windows to enjoy the views. The Big Thompson River is just fifty yards away. There are great mountain views right off the deck, where you can begin your mornings with coffee as you plan your hikes and watch the hummingbirds. If you'd like, you can eve walk along the river near the house straight into Rocky Mountain National Park. It's an easy flat hike to Moraine Park, one of the prime wildlife viewing areas in the national park. If you fish, you'll enjoy the quarter-mile of private river frontage just steps away. (We don't provide equipment, but we can point you to the right place in town to rent it.) Cook up your trout on the grill and dine outside at the picnic table on the deck. The kitchen has bakeware, pots and pans, and a full complement of utensils. If you don't feel like cooking, downtown Estes Park is only 2.5 miles away, and our favorite restaurants -- Bird and Jim and the iconic Rock Inn Mountain Tavern, are both within 1.5 miles. On the main level you'll find a fully equipped kitchen, dining area, and a comfortable living room where you can watch TV or enjoy a fire in the moss rock fireplace. The main floor also features a bedroom and bathroom, plus a laundry facility you're free to use. BEDROOMS Bedroom 1 on the main floor features a king bed and attached full bathroom. Bedroom 2 on the second floor features vaulted ceilings, a queen bed, and great views of Eagle Cilff Mountain. It's connected to Bedroom 3 with an attached bathroom. Bedroom 3, also on the second floor, has a queen and two single beds. The trundle can sleep an adult, or it's a great option for young children not quite ready for a 'big bed.' This room has its own TV with DVD player, and features a vaulted ceiling and great views. Guest access Guests have full access to my home, which includes the deck and grill on the deck, 3 bedrooms, 2 bathrooms, living room, kitchen and laundry room with washer and dryer. The garage is reserved for owner use and inaccessible to guests. Guests also have access to the HOA common areas, which include some riverfront land that you can fish from as well as a playground and picnic area. Other things to note NOISE Events, loud music and noises, and parties are strictly prohibited. Please be respectful of your noise level so I can maintain good relationships with my neighbors. We use a Minut noise meter, which is endorsed by AirBnB. It does not record audio, but instead monitors decibel levels, temperature and humidity. This is for the safety of guests and to protect the home. It also serves to warn us about parties and prevent noise complaints from neighbors. It is located on the ceiling in the kitchen. ADDITIONAL & NONPAYING GUESTS Nonpaying and non-registered guests are not allowed on property. A security camera on the outside of the building is present to prevent parties and deter nonpaying guests. AIR CONDITIONER Like nearly every other home in town, there’s no A/C. Thankfully mountain air blows down from the high peaks and will cool down the place quickly in the evenings if you open the windows. HOUSE AND NEIGHBORHOOD RULES My neighborhood has rules to ensure serenity and privacy. By booking you are agreeing to them: no pets, no RVs, no motorhomes, no motorcycles, no open flames, quiet hours from 9:30PM to 8AM, requirement to observe 15mph on neighborhood roads, and absolutely no smoking anywhere (not inside, not outside, and not even in the neighborhood!). BEARS Do NOT leave food in your car! Bears frequent this area and can break in! FIREWOOD The home is BYOW - bring your own wood. Thanks!
