Description
Eaton House is a charming 17th century superior style Cotswold holiday home in the beautiful, Thames side, village of Castle Eaton. The heart of the house is a stylish, social kitchen/dining room, refined siting room and four large bedrooms, beams and comfy beds. A perfect self-catered, dog friendly period holiday rental for your Cotswold exploring, walking, cycling, air tattoo, Cheltenham races or family reunion holiday. The space Each of the four bedrooms, a King, a Super King & 2 twin, have superior quality beds & bedding; styled for relaxation and comfort. The master bedroom benefits from an en-suite shower room. There is a further main bathroom on the first floor with a bath and separate shower servicing the other double bedroom and one of the twin bedrooms with sofa and TV. Downstairs there is a twin bedroom with cloakroom beside. Eaton House is set in the old farm courtyard (no longer used commercially) with one other residential property bedside and a range of period agricultural buildings. The rear of the property looks out onto gardens and village houses in the distance. The setting is peaceful and secure with the village offering superb walks along the Thames Path or cycling around the stunning Cotswold villages through the Coln Valley. Guest access Guests have access to the entire cottage, and enclosed garden. Other things to note Accommodation Downstairs there’s a light and spacious fully stocked kitchen with a breakfast bar and separate dining area for 8 people. It also enjoys a south facing aspect overlooking the garden and terrace, there is direct garden access. The sitting room has an open gas fire and two large sofas. Access can either be from a formal front door into the hallway or via the utility room (best for dogs) having the benefit of a washing machine & tumble drier and plenty of floor space for dog beds. The kitchen leads out via a door onto a south facing terraced area with table and chairs for 8 people, a contemporary wood fired hot tub, set against old brick walls for complete privacy, and an enclosed lawn beyond with surrounding stocked borders. There is also a twin bedroom with cloakroom beside on the ground floor. Stairs lead from the hallway up to a twin bedroom (can be changed to super king) with its own sofa and TV area, family bathroom with bath and separate shower, a super king sized bed third bedroom and master bedroom with king size bed and shower en-suite. Also included in the rental: High Chair Travel Cot (please supply your own bedding) Smart TV in the sitting room with Netflix Smart TV in the first floor twin bedroom Parking for 4 cars All bedding & towels Gas central heating Iron & ironing board Stair gate Cutlery, glasses & china sufficient for catering for 8 people Kitchen utensils 1 x dish cloth 1 x tea towel 1 x kitchen towel 1 x kettle 1 x toaster 1 x cutlery 1 x fairy 1 x bin bag 1 x hairdryer 1 x salt & pepper 1 x tea bags 1 x coffee 1 x hand soap for each sink Guest Access Guests may enjoy sole access to the whole property and it’s garden Other Things to Note The owner’s live next door Lettings are for 3 nights minimum with the exception of Christmas and New Year where they are for 5 nights minimum. Arrival is from 3.00pm with departure by 10.30am (late checkout by negotiation) We allow a maximum of one dog. There’s an additional dog charge of £20 per stay. No cats. The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk No smoking or vaping is permitted throughout the property Maximum occupancy is 8 plus babies The lead booker must be over 25 years old The house is pet friendly however we do ask that that dogs remain on the ground floor and do not go on any of the soft furnishings.
