Wake up in paradise at Casa Cangrejo Tulum! This modern luxury villa offers resort-style living with your own private saltwater pool, outdoor shower, and lush tropical landscaping. Located in an upscale jungle community in town, Casa Cangrejo is just minutes from the new beach road (Avenida Kukulkan), and within walking distance to many of Tulum's best restaurants. Note: Pool needs to be cleaned every tuesday, thursday and saturday between 8am and 10 am. (necessary, not optional). The space Upon entry to this beautiful three-level designer home, a spacious open concept welcomes you. Floor to ceiling windows and sliding doors with screens allow for the ultimate in indoor-outdoor living. In the fully equipped kitchen, there is a gas range and a stainless steel refrigerator that dispenses bottled water and ice. For dining options, you can choose among the bar seating for your morning coffee and breakfast, the adjacent formal dining area with a custom 6-person dining table and chairs made by local carpenters, or the outdoor covered dining area with ceiling fan. When you're ready to relax, the living room provides comfortable seating on a huge oversized sofa and connectivity via wireless AirPlay to stream your favorite content from your iPhone, iPad, or Mac to the 65" Samsung 4K UHD SMART TV. Next to the kitchen, you will find a hallway to the laundry room with front-loading Samsung washer and dryer and to the half-bath with a sliding door that opens to an outdoor shower with both hot and cold water. From here, you can also access the outdoor dining and pool areas as well as the secure, gated parking for two vehicles. As you make your way up the floating stairs to the second level, you will find 2-king size bedrooms plus the flex space with a day bed. Casa Cangrejo comfortably sleeps 4-5 persons. The guest bathroom adjacent to the flex space has a massive Chukum bathtub for two and a rain shower. Moving to the primary bedroom, the centerpiece of the room is a large, beautiful Mayan stone headboard which faces the floor to ceiling sliding glass doors. If you decide to open the doors and blackout curtains in the morning, you will likely find a colorful sunrise with sounds of birds chirping. For storage, there are floor to ceiling cabinets and drawers with double hanging closets. You will also find double sinks and double showers in the ensuite bathroom. We have also added a dedicated work space in the primary suite for privacy. In terms of connectivity and working from home, the entire villa offers high speed wifi via Starlink and is very reliable. In addition, we have added a battery backup to maintain connectivity during any brief power outages that periodically occur in Tulum. Finally, for morning yoga or spectacular sunsets over the jungle, head up to the tiled roof deck on the third level. Guest access Guest access is provided via electronic code to the front pedestrian gate and/or lockbox. The villa is located directly across from Florafauna Park. You will see a sign on the wall with "Casa Cangrejo." Once inside, you can open the parking gates for secure parking for up to two vehicles. There is also plentiful free street parking. For transportation, renting a car is the best option to explore the many natural and cultural attractions in the area from the Sian Ka'an Biosphere to over 6,000 cenotes. Other things to note Please note the community is a residential neighborhood with the majority of homeowners being full-time residents. There is private security tasked with maintaining quiet hours after 10pm. As such, we must maintain a strict policy of no parties or events and maximum occupancy of 6 persons at any time. Also, although there is no construction on any side of Casa Cangrejo, there is construction down the street. Construction is very common in Tulum, and the Florafauna community is growing. In Mexico, power outages are unpredictable. If one occurs, please let us know as soon as possible so we can notify CFE, the electric company in Mexico. For brief outages, we added a battery backup to maintain wifi connectivity. The pool and garden receive maintenance from Ricardo (mandatory, not optional) every tuesday, thursday and saturday between 8 am and 10 am.
