Rookery View - a countryside escape

Enjoy the tranquillity that this newly renovated 1600s barn has to offer! Stunning views, walking distance along scenic canals to a great pub ( Fleur de Lys), quick access to National Trust parks, Stratford Upon Avon and the RSC Theatre, Warwick and its historic castle and B'ham (inc airport). Perfect for a short/mid-term rent, romantic getaway or a weekend break in the Warwickshire countryside. Would be ideal for a single/couple break or short stay with children who are most welcome! The space The barn has a separate bedroom (double bed) and a snug area with a pull out double sofa bed which can be screened off by japanese style bamboo screens to accommodate 2 people. The bathroom is accessed from both the snug and bedroom. Extra linen and towels can be provided easily should you need it. The kitchen is fully equipped with oven, induction hob, full fridge/freezer, washer/dryer, dishwasher, microwave and toaster. If guests need any additional items please let us know as we live nextdoor and can easily provide from our side! The barn backs onto fields and a glorious view where deer can sometimes be spotted! There is a 4 seater dining table that looks out onto the garden and fields and a living area with 2-seater sofa and smart tv for our guests. Wifi is free. The main house has been under construction for a little while and is almost complete. We ask that guests bear with us as there are still some building materials on site and the driveway is a little worn in places! Guest access Middle Rookery is our home and the barn (Rookery View) adjoins as an annex. Although we live on site (family of four, a dog and two cats!), guests will have the entire barn to themselves and the access to the main house will remain locked. We can be called upon at any time for help or advice with where to go in the area for walks, great food, local sightseeing etc. Guests can access the barn through their own private entrance into the barn and park in the secured driveway. There is a private patio area and garden just for guests. The barn has been designed as a "granny annex" and is therefore all on one level with a small step into the kitchen from outside - just watch out for low doorframes! EV charging is available on request but please ask us ahead of time as we also use nightly to charge our vehicle. Middle Rookery is a gated property with several outbuildings. We politely request that guests do not use the outbuildings or the mature gardens/fields where our children play. We do have a very friendly black labrador on site. She has free access to all the grounds and whilst we will do our best to keep her on our side, please know she may come over for some attention and a tummy rub or ball throw! The kittens also love attention and may wander into the annex garden. If you have a housetrained dog who can get on with other dogs and cats and doesn't wander off too much into fields/canals, then he/she would be most welcome to stay in the annex with you. Whilst we do have fences and gates, our four-legged friends can easily sneak through and wander off so please bear that in mind! We simply ask guests to help clear up their pet's mess. Other things to note Please note that while this property can sleep 4 adults (2 in double bed in bedroom and 2 on daybed in snug/kitchen) it is ideally meant for 2 adults to live comfortably. The screen dividing the snug and kitchen does not take out noise or light and the daybed is a pull out sofabed style.
