Newly renovated and modernised 1850s detached stone cottage, set in the heart of Dumfries and Galloway. The extensive garden backs on to the stunning Kirroughtree forest and the elevated position allows for beautiful front and rear views. Take a walk into the forest park from the door step, sit at the patio doors watching the garden birds or cosy up in front of the fire. There are 2 bedrooms upstairs and 1 downstairs off the kitchen. You can enter through the front door which is set back from the road, or through the rear conservatory which can be accessed through gates off the driveway. From the front door the living room is to your left, and kitchen to the right. The conservatory is off the rear of the kitchen. The units and appliances are on the right hand wall with dining table in the centre. On the left hand side of the kitchen is the downstairs double bedroom which has a bifold door and rear window with views of the garden, and next to that is the open plan stairs. The stairs have a 90 degree turn in the middle and handrail on the left. At the top of the stairs are the boiler cupboard and 2 cleaning cupboards. To the left is the master bedroom with ensuite, to the right is the main bathroom and next to this the twin room. Guest access Guests have access to the entire cottage, garden and driveway, excluding the garage and 2 storage/cleaning cupboards on the landing. Other things to note The lower level of the garden, to the rear of the patio doors is enclosed with gates and fencing to a minimum of 3ft height. The upper level is mostly laid to lawn and accessible via gated stone steps from the lower level. There are a couple of parts of the upper level where the boundary is maintained only by low stone walls or shrubs and a large change in elevation.
