230 m² cottage, 6 bedrooms, for 15 people, with pool (20 min from Troyes)

The house is ideal for a relaxing and convivial stay with friends, thanks to its 5-acre property and private pool. The house can accommodate up to 15 people. A terrace with a dining area and a brazier await you for barbecues/evening aperitifs. Located 1.5 hours from Paris, the gîte is conveniently situated for visiting the Epernay cellars, the historic center of Troyes (20 minutes), the factory outlet stores (15 minutes), and the lakes of the Forêt d'Orient (30 minutes). The space Main Floor: As you enter the gîte, you find a bench with coat hooks and an umbrella stand. Then, on your right, you will find an accessible restroom. Right next door, there is a fully equipped laundry room (washing machine, condensing dryer, ironing board and iron, and a baby changing mat). To the left of the entrance is the 16 m² PRM suite (green bedroom) with a 160 × 200 cm double bed and a bathroom (walk-in shower, vanity unit, and mirror). A hallway then leads to a 2nd toilet under the staircase and 2 en-suite bedrooms (Terracotta and Blue), measuring 13 and 14 m² respectively, each with its own bathroom (walk-in shower, vanity unit, and mirror). As you enter the cottage, you will find a 20 m² living room with a TV, a storage chest containing a badminton set, 4 tennis rackets, and balls. The dining room is adjacent to the living room and the kitchen. It overlooks the terrace and the orchard. A fully equipped 17 m² kitchen (dishwasher, gas range with oven, fridge with freezer compartment, microwave, Nespresso Vertuo coffee machine, drip coffee maker, kettle, toaster). There are 2 sets of tableware for 15 people (water glasses, dinner plates, dessert plates, soup/pasta bowls, cutlery, cups, and bowls), which is enough for 2 meals. You also have at your disposal 15 wine glasses, 15 champagne flutes, 15 aperitif glasses, and children's placemats. For those who like to cook, you will find: 2 gratin dishes, a cake pan, a pie dish, pots and pans, a stockpot, a steamer, a food processor, 2 carafes, cooking utensils, salad bowls, ice cube trays, 2 fondue/raclette machines with an extension cord, and serving dishes for appetizers. Child safety gates are provided in the laundry room and upstairs to make the staircase safe for younger guests. Upstairs: To the right of the landing is a 22 m² suite (dark blue bedroom) with a 160 × 200 cm bed and its own bathroom (walk-in shower and vanity). A toilet with a sink is located on the landing next to the 24 m² relaxation area. Comics, board games, and books are available. This space features sofas, an armchair, and a coffee table. Opposite the staircase, a small hallway leads on the left to a 23 m² family bedroom (beige bedroom) with 3 single beds (90 × 200 cm) and a double bed (160 × 200 cm), separated by a full bathroom (toilet, walk-in shower, bathtub, and vanity). To the right of the hallway is the 5th double bedroom, measuring 13 m² (beige bedroom), with a 160 x 200 cm double bed. All rooms are equipped with electric roller blinds. What is provided for your stay: - Bed and bath linens. The beds are made on arrival. -Kitchen towels - condiments (salt, pepper, oil, and vinegar) - a new bath towel - 2 dishwasher tablets per day - 15 Nespresso coffee pods per night - 15 tea bags per night The little extras of the space: - Parking for up to 7 cars - A self-service EV charger for hybrid and electric vehicles - A firepit for your summer or fall evenings - A saltwater swimming pool (unheated) open daily from late May to September, weather permitting - One bedroom and one bathroom accessible to people with reduced mobility (the ground floor is accessible to people with reduced mobility) - A tennis court (not renovated) - An orchard mainly composed of walnut trees (you can pick the fruit/nuts for your meals) Guest access Renters have free access to the tennis court, garden, and orchard. The saltwater swimming pool (unheated) is open from 9:00 a.m. to 7:00 p.m. We open and close it daily for safety and maintenance reasons. It is private: reserved for tenants. Deck chairs and sun loungers are at your disposal. We live on the property. Please do not come to the front of our home and respect our privacy. Other things to note We live on the property. We have our own access. We have 2 cats. They are not allowed to enter the cottage. We don't recommend petting them.
