The walkout basement has 2 bedrooms ; 2nd level has 3 bdrs, and the locked attic. 3 queen beds, 2 full beds, 2 twin beds, 1 futon bed, all setup to host legally allowed maximum 8 people. This setup is for a team of workers who are on month-long projects in the region. 4 miles to Richmond Int'l Raceway, 7 miles to the Richmond city center, 14 miles to Richmond Int'l Airport. Zip code 23227 The space 1. House has maximum legal capacity for 8 people as per county rules. More than 8 is not allowed or subject to eviction without refund. 3 levels but level 3 is a walk up attic for my personal storage use. 1st floor has 2 entrance doors, 1 utilities room, 2 bedrooms, 1 living room with a bar counter and 1 bathroom with shower. 2nd floor has an entrance door through brick steps and a sun room, 3 bedrooms, 2 full bath, 1 kitchen, 1 dining room and 1 family room. All mattresses are memory foam. The whole house has a combination of laminated modern style wood floors, hardwood floors, marble floors and vinyl floors. 2. No pets allowed. There is $580 HVAC blower cleaning charge passthrough to you by a HVAC company due to the dog hair stuck on the blower. There is an extra cleaning fee of $300 charge to you due to dog hair stuck on linens and upholstery. 3. Parking: House is on a 0.5 acre lot. Park up to 6 cars on the driveway or curbside, DO NOT PARK on the LAWNS, subject to towing. 4. Please respect the neighborhood and its peaceful tranquility by showing up with minimum noises, friendly faces and maximum 6 cars. Guest access Guests have access to the house and the yard. Certain space inside the house is not to be used such as the walkout basement bar counter area - that's why I cut off the water line of the bar counter sink. I list the house for rent, not the yard around it, i.e. do not appreciate that you write a comment online that my grass is overgrown, or it has certain plants ( a yard is a yard and it has many plants unknown to me) - everyone has occasions when he/she cannot do everything at the same timeframe. It is up to my local jurisdiction to tell me that. Please dry up engineered wood floor immediately because they expand and shrinks after water damage. Parking on the lawns is subject to towing. Other things to note 1. Electricity consumption: save energy as if it is your own home Please! To curb the careless use, the monthly cap is $250. Over this amount, the renter pays. Host will request payment via this platform upon showing the electricity bill. 2. Water consumption: The monthly cap is $60. Over this amount, the renter pays. 3. Pets: No pets allowed. Requests for payment will be processed on this platform upon showing proof of evidence and bills. 4. Bring in additional people without informing the host: Liability insurance does not cover the additional people not registered with the owner of the property. However, if there are accidents that cause the damage of the house and it is found that additional unregistered people lived inside, criminal charges will be filed along with the damage claim lawsuit.
