The Studio is located in the Dartmouth/Lake Sunapee Region and is just 10 minutes away from Mount Sunapee, a popular destination for skiing, hiking and outdoor recreation. The Studio is an open and airy 900 square foot space, perfect for relaxing and unwinding after a day of exploring. The Studio is located on the second floor, accessible by stairs and features a queen bed, living area, full kitchen and large bathroom. The bed is comfortable and cozy, perfect for a good night’s sleep. The living area is spacious and inviting, and the full kitchen is equipped with everything you need to prepare meals during your stay. The kitchen is equipped with all the necessities; utensils, dinnerware, pots/pans, Keurig coffee maker, toaster, microwave, and stove. Enjoy a beverage or meal at the pub table, which can double as an additional work space. The living area also features an IG Worthy mural, perfect for remembering your stay in the Studio! The large bathroom has a walk-in shower and plenty of space to get ready for your day. The Studio also features a desk nook, perfect for remote workers who need a quiet and comfortable space to work. Guests can enjoy free Wi-Fi during their stay, and in the living area, there is a Wi-Fi smart flat screen TV and DVD player for entertainment. For your comfort, the Studio is equipped with air conditioning which is available May through September and heat which is available October through April. Please note that parking for the Studio is off-street and off-site only. Guests are allowed to park in front of the building for 30 minutes to unload and check in to the Studio, but overnight parking is located behind the building in a Town parking lot. The Studio at 57 Main offers contactless check-in for all guests. You will receive check-in instructions the day of your arrival. A welcome binder, located on the pub table, provides fun local attractions, delicious area dining, and instructions for appliances. By booking the Studio at 57 Main, you agree to Pond Life Vacation Rentals’ House Rules. Cleaning and Supplies This is a self-catered vacation rental. A limited supply of consumables is provided for your stay, including one (1) toilet paper roll per bathroom; one (1) roll of paper towels; dish soap; hand soap; and a garbage bag. Please be sure to bring additional supplies for your stay. Each property is professionally cleaned and stocked prior to your arrival. The Studio comes with bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, and furnishings unless otherwise specified. House Rules: - Not pet friendly -Guests are required to sign a Vacation Rental Agreement prior to arrival to comply with Pond Life's Terms of Service, Homeowners' Association rules or local laws or regulations. Travel insurance is highly recommended for any stay. All House Rules must be followed throughout the duration of the stay. - Guest must be over the age of 25 to book and will be an occupant of the unit during the entire reserved period - ID verification prior to arrival - Direct Bookings / VRBO Bookings: $500 Damage Deposit will be held on Guest's credit card 1 day before arrival and released 7 days after departure for stays less than 30 days. $500 Damage Deposit will be held on Guest's credit card 1 day before arrival and released 30 days after departure for stays more than 30 days. Reservation Cancellations are subject to a processing fee. - Quiet time is between 10:00 pm and 8:00 am. No parties, large gatherings, events, excessive noise, or any illegal activity shall take place at property. Fires and fireworks are not permitted. No smoking is allowed in or around the property. If any sign of smoking is discovered, Guest authorizes the Owner to charge the Guest a minimum $500 cleaning fee. - Guests are expected to leave the property tidy before departing. Please wash the dishes, take out the trash, and place used towels in the shower. - Please be considerate when using cooking spices. We all love flavor, but some smells permeate longer than your stay. Any excessive odor may result in additional fees charged. Please do not cook with strong aromatic foods and heavy spices inside the Studio. - These rentals cannot be used for business purposes -The number of guests listed on the booking reservation is considered the maximum number of guests approved and authorized to be on the property, staying the night or visiting. A guest is any adult or child at the property. No unauthorized guests on the property at any time. Disregarding this is cause for booking being terminated and guests being asked to vacate the property. No refunds will be given. Guests will be charged $100 per night per person for guests exceeding the approved number of guests. - If excessive wear and tear is found on property or additional cleaning is necessary due to spills; trash left on site; unclean dishes; stains to furniture, carpeting, linens, paint, wallpaper, or flooring, the Guest authorizes the Owner to bill them for additional fees. If at any time the maximum number of occupants is exceeded or if the Owner receives information about excessive noise, the Owner has the right to evict the booking Guest and all occupants immediately and to bill the guest a minimum service fee of $250. - All properties managed by Pond Life Vacation Rentals have on-site devices for the safety and security of guests and the home. Any attempt to turn off, damage, disrupt, or remove these devices will lead to fines and/or eviction without a refund. The Little Cabin Retreat has the following devices: Security Camera System - exterior only; Sound Decibel Monitor - does not record sound; monitors noise level in common areas throughout the home. Security Deposit If a booking Guest or a member of the party damages the home, the booking Guest may be charged up to $500.
