On the ground floor the open plan kitchen and separate dining area (which comfortably seats 10) is fully kitted out with oven, steamer, 2 x fridges, freezer, dishwasher etc and each accessed from the hallway. A sliding door opens onto the extensive terrace for outdoor dining. The games room has a pool table, dart board, Smart TV and the smarter sitting room has comfy seating, built in TV and a wood burning stove for a cosy feel at one end and a desk / office area at the other. Upstairs there are 2 large bedrooms either end that span the width of the house; the master bedroom has a superking bed, ensuite bathroom and walk in dressing room, and the other is set up either as a twin or super king with a shower ensuite. The 3rd and 4th bedrooms are at the front of the house with the choice of either a twin/superking or a King bed and shares a large walk in shower bathroom. The house offers reverse living, making the most of its south facing garden, which has been completely re landscaped in Spring 2025. The large newly laid patio offers multiple seating areas and space for al fresco dining / entertaining, with views of the approx 200ft south facing garden. The hot tub is located at the opposite end of the garden and located next to a separate garden annexe that can be used as overspill dorm style accommodation or an office if required on application (N.B. there's no WC or running water). Location wise, the house is 5 minutes walk to the local shops for all your amenities (Spar, butcher, baker, fishmonger, gift shop, art gallery) in one direction and Pityme pub and Bluntrock Brewery in the other. The house provides easy access to the beaches, golf (St.Enodoc) as well as The Point, for Golf, Padel, Tennis, Gym and Swimming) plus Highcliffe Studios for Yoga and Pilates. You can walk or bike to Rock beach (20 Mins) where you can catch the ferry and water taxi to Padstow, or park at Rock Beach car park. Wadebridge town is approx 15 minutes drive (or there is a bus if required) for a broader range of shopping and supermarkets. Other things to note Saturday is the changeover day for weekly bookings. Minimum 7 nights required in high season (June - Sept) and holidays / bank holidays (Easter, Christmas, N/Y), 5 nights low season. Pets are only permitted upon request. There is an additional charge of £50 per booking. Garden office and overspill 'dorm style' accommodation also available upon request at an additional charge depending on requirements.
