This cozy duplex features a single car carport for covered off street parking, a private entrance with keypad lock and fully fenced back yard. Inside you will find a comfy, spacious open floor plan living room area and kitchen with a dining area. The sliding glass door opens to a concrete patio with seating and a fenced back yard. Bedroom 1 offers a queen size bed, dresser & closet. Bedroom 2 features a single bed and a desk for a specific office space. Bedroom 3 is the Master Suite with a large King size bed, full size dresser, walk in closet and en-suite full bathroom with double sinks. The 2 bathrooms are sparkling clean & stocked with towels, soap, shampoo, conditioner, body wash and cleaning supplies. The kitchen has everything you could need, just bring your own food! We supply all cleaning supplies to maintain the home as well. This home also offers a laundry room with a full size washer & dryer, iron, and ironing board. We provide a generous starter supply of consumables so you can get settled in right away. In the living room you’ll find a RokuTV for your own streaming services. Plus any loss of income as a result of remediation of odors. *If smoking outdoors, the doors & windows must be shut and any waste must be disposed of properly. *No Events, Gatherings or Parties* This is not a party property; an additional party fee of $400 will be assessed and your reservation will be immediately canceled without refund. *No Unauthorized Guests* ALL guests occupying the home must be disclosed prior to arrival. For emergency and insurance purposes, we must have an accurate count of all guests on the reservation. Unauthorized guests will result in an added fee of $100/guest/night and a cancellation of the reservation. *Hazardous Waste* If the cleaners are left with hazardous waste to dispose of after your checkout, a $150 hazardous disposal fee will be implemented. (Ex. Drug substances/residue/paraphernalia, feces, vomit, blood, urine, condoms, needles, cigarette butts) *Locked Storage Closet* This property has a locked closet that is used for storing the owner’s property and is not available for guest use. Any attempts to open the closet, damages to the door or doorknob will result in a $150 fee + replacement cost. *Secure The Home* All doors, windows and sliding glass doors should be locked when the home is vacant and upon checkout. *CHECKOUT INSTRUCTIONS* •Check out is no later than 10:00 am •Gather all used towels and place in the laundry room. •Feel free to start a load if you have time. •Run the dishwasher, if needed. •Empty fridge/freezer & cabinets of any personal opened food items. Cleaning crew will access the space, at pre-arranged times. I prefer to give guests as much privacy as possible, but am readily available if any needs arise. The neighborhood is conveniently located less than 1 mile off of highway 730. It is mostly brand new homes with some still under construction. It is about a mile from downtown Umatilla. You will need a vehicle to get around. We may require a refundable incidentals fee at our discretion. Our cleaning fee is $150 per month. 1 cleaning is automatically included in your reservation which covers the final month of your reservation. Additional months will require additional cleanings and will be charged separately prior to check in, scheduled at your convenience, during your stay.
