The space Widely regarded as one of the finest loft renovations in the South, this extraordinary 11,000+ square foot residence is more than a place to stay. It is a building with a story. Rising above Broad Street through a private entrance, the space opens into a breathtaking open-concept interior where scale, light, and texture immediately command attention. Flexible living areas unfold organically and include a full wet bar, multiple lounge and dining spaces, and a dedicated bindery. The bindery is a working restoration space where antique books and historic documents are carefully preserved. Guests are welcome to view the bindery and its ongoing projects, but materials may not be handled. Many items awaiting restoration are family heirlooms or belong to institutions and archives and are here temporarily and in trust. The main lounge is anchored by a massive fireplace that naturally draws people together and echoes the building’s industrial past. Long before this was a residence, the building played a role in global trade. Originally part of the cotton trade, it once stored the proceeds from cotton sales in what is now the master suite. The concrete floors and ceilings were engineered for weight and security, and the original vault door, now serving as the entrance to the master bath, still stands as a silent witness to the fortunes once held within. Cotton was loaded here and shipped by steamboat to Savannah before being sent across the world. The building later became a landmark in American beverage history, first as the original bottling site for Nehi Grape Soda and later as the second location where Dr Pepper was ever bottled. In the 1800s, Broad Street sat several feet lower and flooded regularly. When the street was raised, underground levels were created. Below the building lies the original bottling floor. The historic bottling machinery once housed there was dismantled, and its massive gears were repurposed as architectural elements. One now forms the third-floor bar table, while another is suspended through the atrium, rising toward the roof as a piece of industrial sculpture. A fully stocked commercial kitchen supports everything from large events to intimate family dinners. It features custom cabinetry, illuminated stone countertops, multiple refrigerators and sinks, a commercial range and vent, dishwasher, and ice maker. A private home theater with stadium seating, surround sound, and high-definition projection completes the public entertaining areas. Behind a roll-down glass garage door sits a private game hall equipped with a pool table, air hockey, and ping pong. Later in its life, the building became home to The Rome News-Tribune, operating here for more than 50 years and shaping local history through decades of journalism. Accessed by rear foyer, custom staircase, or elevator, a private skylit family room opens onto six bedrooms hidden behind custom reclaimed wood doors. Five bedrooms feature en-suite bathrooms. The master suite is its own retreat, featuring an oversized bedroom wrapped in original brick walls and ceiling. The five-piece bath includes a steam shower, soaking tub, infrared sauna, and dual vanity. Above it all, a custom steel staircase leads to the rooftop terrace. This expansive entertaining space offers river views overlooking Broad Street and the historic Cotton Block. A fully plumbed outdoor kitchen allows for outdoor cooking and dining. A covered rear porch includes a hot tub and additional private outdoor space. The rear parking lot provides more than 20 parking spaces, including covered parking for guests. This is my winter home and not a typical Airbnb experience. It reflects what Airbnb was originally created to be, staying in a real, lived-in space filled with history, craftsmanship, and personal story. It is a landmark, thoughtfully restored, and unlike anything else in the region. Guest access Guests have full access to the entire property, including the rear parking lot. Parking is located at the rear of the building and serves as the primary point of entry. Building access is controlled by key fob. Five key fobs are provided for your stay. Please keep track of which fob is used by each guest so all can be returned at checkout. The security company charges a $200 fee for removing lost fobs from the system, and this fee will be passed on if a fob is not returned. On the day of arrival, if the cleaning crew is still on site, one fob will be left under the mat for you. Otherwise, I will meet you in person to provide access. The remaining four fobs are located on the blue tray in the kitchen. At checkout, please leave all five key fobs on the blue tray in the kitchen. Other things to note This is a private, lived-in home and not a typical short-term rental. While guests have full access to the property, certain spaces and contents reflect ongoing personal and professional work and are part of the character of the home. Throughout the space are historic framed maps, original artwork, and curated pieces, including works by notable artists such as Howard Finster, widely regarded as the father of American folk art. These pieces are part of the home’s story and are intended to be enjoyed visually. The home is furnished with designer and custom furniture. Guests are asked to treat all furnishings, artwork, and finishes with care, as they would in a private residence. The bindery and restoration area contains antique books and historic documents. Guests are welcome to view these materials, but they may not be handled. Many items are family heirlooms or belong to institutions and are here temporarily and in trust. The bottles displayed on the bar shelves are decorative and contain water only. They are not stocked with alcohol. Events are permitted with prior approval and an additional fee.
