Quiet single room (with sleep space for two) near Holyrood Park in east Edinburgh. You're welcome to share my home; would suit a city visit for work or an independent female traveler / duo. Access to all flat amenities - shared living room, well-equipped kitchen, clean fresh bathroom, shared grassy outdoor area. Free parking, fantastic walking opportunities, 15-minute (4km) bus ride from Waverley Rail Station, 35 mins (2km) walk from Portobello Beach, supermarket & bus links nearby. No smokers. The space Nestled in the quiet area of Duddingston, near Holyrood Park, my small and cosy first-floor flat is in a peaceful residential street. It is a quiet retreat away from the hustle and bustle but only 4 kilometres from the city centre. The flat is my home and I live here so it is in working use, but I always keep it clean and tidy. The IKEA daybed has two firm yet comfortable IKEA foam mattresses (80cm wide x 200cm long x 12cm thick), with a fresh single duvet and 2 pillows. For solo guests, I put a single memory foam mattress topper on the bed which makes it extra comfortable 😊✨️ Two extra blankets are stored in the wardrobe to use if needed. The bed can be pulled out to make one double bed for two guests to sleep comfortably side by side. The 2nd single duvet and pillows for the 2nd guest are stored in the wardrobe. As it is a single room, when the double bed is in use, it uses almost all of the floor space in the room. Guests can store extra baggage in the living room if need be. The bathroom is freshly renovated and has a bath and an electric shower. The kitchen has an electric fan oven, induction hob, washer-dryer, microwave and kettle with a range of tea and coffee options available. Tea and coffee with milk is offered to guests, free of charge. I have a cat 🐈‍⬛. She mostly sleeps during the day and is more active in the evening. She can be quite shy with guests at first so you might not meet her straight away. She loves playing and gentle strokes. This listing is NOT suitable for people who smoke. This listing is suitable for female travellers or single sex or mixed couples. Guest access Because my home has only one shared bathroom and is quite small, this listing is for ladies or mixed couples or female couples only. To reach the flat, guests need to be able to climb one flight of stairs, as it is on the first floor (one floor above the ground floor). Because of this, unfortunately the flat is not suitable for those with mobility issues and those who cannot climb stairs. Guests have access to all flat amenities, e.g. microwave, kettle, washing machine, oven. Towels and bed linen are provided. Couples / pairs are welcome. During your stay I am from Edinburgh and have lived here nearly all of my life, so am happy to help with any information you need about what to see and do, where to eat, how to travel in the City, where to shop, etc. I have lived in shared flats for all of my life and have used Air B&B when travelling as a guest, so I know how important it is to feel comfortable and happy in your home from home! Guests have their own private bedroom, and have access to the shared living room, kitchen and bathroom. Other things to note Guests are asked to of course be respectful of the flat as it is my home. Any breakages or damages will need to be reimbursed as per AirBnB's policy. The flat is in a shared block with 15 other neighbouring flats, and so considerate behaviour is *essential*. You are of course free to come and go whenever you like; however when entering or leaving the property after 11pm or before 7am, you MUST do so quietly so as not to disturb the neighbours. During these hours, please DO NOT TALK in the stairwell, and keep any noise inside or outside to an absolute minimum. This listing is NOT suitable if you smoke. Guests must NOT smoke anywhere inside the building. Guests must NOT smoke on the steps or directly outside the block building either as it disturbs my downstairs neighbours when smoke drifts through their doors and windows. Likewise, guests must not invite additional visitors into the flat between 11pm and 7am. This listing isn't suitable for anyone with a cat allergy. Registration Details EH-71520-F
