Cozy, bright room with a garden view

Beautiful, bright guest room (approx. 20 sqm) overlooking the large natural garden. With an electric hot plate, coffee pod machine, coffee pods and kettle. Large guest bathroom. Free parking right by the house. 10-minute drive to the beautiful town of Landsberg am Lech or to the nearest S-Bahn station in Geltendorf. Just under twenty minutes to Ammersee (Inning). Whether for a short break or just passing through. You wake up relaxed in the morning without car or neighborhood noise and can still reach everything quickly. :) The space The house is located on the edge of the village and is surrounded by a large natural garden with a lawn. Your guest room with double bed (160x200 cm) and garden view is located on the second floor. It is clearly separated from the ground floor (where I am) by the separate stairwell, and you will at most share it with any other guests if my second guest room at the other end of the hallway happens to be rented out during the same period (which is rare). The large bathroom on the second floor is also available for guests only. Your towels are ready for you in the room. A coffee pod machine, coffee pods, a kettle, assorted teas, mineral water, and sugar. There is also an electric hot plate, so you can prepare a canned meal you've brought with you or one-pot dishes at any time. And, of course, a pot, cups, plates and cutlery for two people. If you need coffee creamer, please bring it with you. However, I always have oat milk and am happy to provide it. For example, if you want to have breakfast nearby (also open on Sundays): 4 km away in Penzing, towards Landsberg am Lech, there is a nice new bakery with a café, terrace and (when the weather is nice) a view of the mountains right on the main road. About the same distance but in the other direction, in Kaltenberg, there is also an unmissable bakery/café (Ihle) with a terrace. It's also open on Sundays. There are also a Rewe, an Aldi and the Rossmann drugstore. Guest access Your room on the first floor and the bathroom, which you only share with guests who may be present at the same time (but this is rarely the case) Garden & terrace During your stay In order to make scheduling as easy as possible for you, you can check in using the lockbox (you will receive all the information about this in good time before your arrival). However, if I am at home and you arrive before 8:30 p.m., I will be happy to greet you in person and show you everything. If you have any questions during your stay, just want to say hello, good morning, etc., and I'm around, feel free to come down to see me. :) If I am away for professional or personal reasons, feel free to contact me by Airbnb message or cell phone. Other things to note Please do not book for people under 15 years of age (toxic plants in the garden, plus unsecured pond).
