The quiet and tranquil atmosphere welcomes you in, allowing you to enter your own personal escape from reality. Walking into the home you are greeted by the family room with a shuffleboard table for playing and practicing your puck-sliding technique. Sit and enjoy your morning coffee near a cozy fireplace and seating for four. Everyone has their dream kitchen, this kitchen is on my list! The pantry has a lovely coffee bar and sink, while still having room for all your snacks. Dinner parties have never been so easy, having guests over and the food is done just a little too early no need to panic, throw it in the food warmer! You will find the microwave, oven, and food warmer all together making transferring food easy. The main suite will be the bedroom at the very end of the hallway after entering the front entry. There is a king-size bed you will not want to leave and a gorgeous bathroom! There is access to the back patio where you can sit back and relax for good conversation and laughs with your favorite glass of wine. What is better than one large suite? Two large suites! The second suite will be the first bedroom on the right down the hallway. Another king-size bed with a small walk-in closet and bathroom. This home is perfect for a couple's or friend group getaway! The third bedroom in the hallway is a unique room. The bed can be king-size or separated into two twins, so whoever is in your group everyone is comfortable. Extra bedding will always be stocked in the home and we are happy to bring you more pillows or blankets if you need them! The home also has a loft with a trundle bed up the stairs. It's a great place to relax and read, play games with the family, or use the small desk to plan your day's activities. The living room is cozy and is the perfect place to watch a movie with the group! The wood-burning place makes for peaceful nights in wine country. To the far back of the property, behind an historic barn, you will find a chicken coop as well as a forested green space. Other things to note *Good Neighbor Policy* -Quiet hours are from 10:00 PM to 7:00 AM daily. -Please drive slowly through residential areas. -Please stay on the property and do not enter onto neighboring properties. -Please be mindful, the property reserved is privately owned, we ask all guests to comply with our good neighbor policy as well as particular house rules. -Please treat the property with the same care as a personal residence and leave the home in the same condition it was upon arrival. -For the prevention of theft or damage to furnishings or personal property, guests agree to close and lock all doors and windows when not present at the property and upon check-out. -All guests agree to conduct themselves throughout their stay in a manner that is respectful of and not disruptive to our neighbors, traffic flow, or the community and that will not prompt complaints to --Property Manager from police, neighbors, or homeowner associations. -Guests agree to abide by any additional terms and conditions that are applicable to the reserved property. Property Manager will inform all guests of the specific house rules and policies during the reservation process. *Arrival/Departure Times* -Check-in time is at 4:00 PM PST. Early check-in must be pre-approved by Property Manager. -Early check-in can be arranged at the cost of a half-days rate for arrival no earlier than 11:00 AM. -Guests entering the home before the scheduled check-in time, authorize us to bill the credit card on file for an early arrival at a half-days rate. *Check-out is at 11:00 AM PST.* -Late check-out must be pre-approved by Property Manager. -Late departures can be arranged at the cost of a half-days rate with departure as late as 4:00 PM. -If all guests do not vacate the property by the scheduled check-out time, you (primary guest) authorize Property Manager to charge the card on file *Access* -Owner, Property Manager, and/or assignees of Property Manager, including but not limited to Landscaper and Pest Control will be allowed access to the exterior of the property for lawn and/or outdoor maintenance between the hours of 10:00 AM and 5:00 PM when needed. Prior to accessing the property, every reasonable effort will be made to notify guests of impending access. *Working Vineyard* Guest acknowledges that this is a working vineyard, and workers will be using the lower driveway to access farmland. Guests will be respectful and will not interfere with their work or access to the property. Workers do not have access to the rental. It is not permissible for guests or visitors to enter the vineyard or pick grapes. Guests will not access any part of the vineyard property without express permission from the Property Host. We want to make sure pets, children, and guests are safe from chemical residues. *Parking* -Up to four (4) vehicles are permitted on site. Please alert Property Manager should more than four (4) vehicles be parked on the property during your stay. -Please park in front of the garage, or in the spaces nearby the home, and do not block the driveway from emergency vehicles. No parking permitted inside the garage. Recreational vehicles, tents, and trailers are not permitted on property unless prior approval has been given by Property Manager, and cannot be occupied while parked on property as local city and county regulations prohibit the occupation of RVs in residential areas. -Neither parking spaces or any other portion of the property are allowed to be used for washing, painting, or repair of vehicles. -Guests are responsible for cleanup of oil leaks or other vehicle discharges, for which Property Manager will charge guests for fees associated with the disposition of fluids and/or cleaning if deemed necessary. In the event a large vehicle such as a limo or party bus will be on the property for pick-up or drop-off, please inquire with Property Manager regarding best practices for the driver. *Guests & Visitors* -The primary guest must be a minimum age of twenty-five (25) years or older, is the financially responsible party, and is responsible for all overnight occupants and visitors. -The primary guest agrees to be the primary occupant of the property during the time period or term outlined herein. -All occupants and/or visitors 21 years of age and under, must be under the direct care and supervision of the primary guest at all times. -The primary guest agrees to be solely responsible for their actions, and the actions of all other occupants and/or visitors as it pertains to the property being rented and occupied. -The primary guest agrees to provide names and ages for all other occupants and/or visitors that will occupy the property upon signing of this agreement. (Use the space at the top of the page to enter this information as designated). -The primary guest agrees to provide accurate and up-to-date contact and payment information throughout the term of this agreement including any and all addendums to this agreement. *Maximum Occupancy* -Under no circumstances may more than eight (8) people occupy the property/home, without an approved exemption from Property Manager. This includes but is not limited to gatherings, whether indoors or outdoors, events, dinners, etc, where additional guests would be visiting the pre-approved guests. -Additional overnight occupants exceeding eight (8) guests, require approval and will be assessed a $50 per person, per night fee. *Events* -Any event or social gathering held without prior approval or that is greater than the maximum occupancy of the property as previously stated in the event contract or vacation home rental agreement, must receive prior approval from Property Manager and are subject to additional fees and contracts. -Should Property Manager discover an unauthorized event or gathering was/is held at the property without prior approval the guest, occupants, and/or visitors will be removed from the property, and a $2,000 fine will be assessed, in addition to any cost of damages subsequent to prohibited event or gathering and any rental fees are forfeited and non-refundable. *Minimum Stay* -This property requires a one (2) night minimum stay. Two (2) or three (3) night minimums may occasionally apply to special weekends at the discretion of Property Manager. *Tenancy* -No tenancy is created by this agreement. Property Manager may evict guests/occupants without notice for, but not limited to, the following reasons; breach of contract, unlawful behavior by primary guest, visitors and/or other occupants, misuse or destruction of home/property, any actions by occupants or guest that may be deemed as hostile or aggressive towards others, disturbing neighbors during quiet hours, or for not completing payment of the reservation. *No Daily Maid Service* -While linens and bath towels are included in the home; daily maid service is not included in the rental rate. -Additional home cleaning services may be purchased and arranged with Property Manager. *Mid-Stay Cleaning* -We require a mid-stay cleaning for reservations of ten (10) nights or more with a subsequent mid-stay clean for every additional ten (10) nights of occupancy. -Mid-stay cleans are charged at the cost of a full clean and are the responsibility of the guest. -Cleaning fees are due thirty (30) days prior to arrival. *Deposit* -An advance payment of 50% of the reservation total is required at the time of booking. The remaining balance is due thirty (30) days prior to arrival and will be charged to the credit card on file within five (5) business days unless otherwise requested and approved by Property Manager. *Cancellations & Refunds* -A thirty (30) day or greater notice is required for cancellations in order to receive any refund and will forfeit the 5% reservation fee. -Cancellations within thirty (30) days of arrival are not subject to a refund and are non-transferrable. -Cancellations or changes that result in a shortened stay that are made within thirty (30) days of the arrival date are liable for the full cost of the initial reservation. -Cancellation, no shows, delayed arrival, or early departure does not warrant and is not subject to any refund of rent or deposit. -There will be no refunds or compensation for uncontrollable power outages, weather conditions or natural disasters, work or personal emergencies. -In the event a guest breaches terms & conditions and/or policies within this rental agreement, Property Manager has the right to shorten length of stay of the reservation or evict the guest, other occupants, and visitors if deemed necessary. -Travel Insurance is highly encouraged. (For more information regarding travel insurance, please call our office. *Damage Clause/Charges/Policy Violations* -We understand that while staying at our property, accidents may happen resulting in broken, damaged, or lost items and/or property. For this reason, we add a $49 non-refundable Damage Protection Policy to every reservation. This program protects our guests from financial responsibility for unintentional damages or loss up to $500. -These damages include but are not limited to repair, loss, or replacement of decor, major appliances, and accidental damage to floors or cabinets. Damages and/or losses that appear intentional and/or malicious, as deemed by Property Manager, are not covered under this policy. To avoid damage charges adhere to the following guidelines and/or policies: -No damage or loss is done to the home, its contents, exterior amenities, and property grounds, beyond normal wear and tear. Event related items (bounce houses, tents, etc.) are not permitted at this property. No linens are lost or damaged. A replacement cost per-item fee will be assessed for linens that are removed from the home or damaged beyond repair. -Any moved furniture is returned to its proper position prior to departure. Any subsequent damage caused by moving furniture is not covered under the protection policy. -Check-out instructions, and pet instructions, if applicable, are followed. -Be actively aware of basic hazards while on property and use reasonable care precautions while enjoying property amenities. -The primary guest agrees to be held liable and authorizes Property Manager to process payment for applicable charges, fines, and any efforts to remediate damages to the home and/or the property and contents, whether incurred by their actions or the actions of other occupants and/or guests during the stay. These charges are to be paid within thirty (30) days following departure. In the event that payment is not completed in full within thirty (30) days, Property Manager reserves the right to pursue legal recourse unless other arrangements have been made and approved by Property Manager. Upon determination of fine and/or remediation costs, guests will be notified prior to collection of fee. The credit card on file will be charged 24-hours following notification unless otherwise remedied and approved by Property Manager. -Violations of policies and/or breaches of contract by guest, other occupants, and/or visitors shall be subject to immediate eviction from property and guest liable for any subsequent charges/costs/fees. Guests that cause any excessive or intentional damage or misuse of property will no longer be permitted to stay at Property Manager’s homes. *Pet Policy* -Up to two (2) dogs are allowed with a non-refundable payment of $100 fee per dog. -Dogs are the only type of pet permitted in our home. -Dogs cannot be left alone in the home for extended periods of time. If left alone dogs must be kenneled. -Please clean up all waste indoors and outdoors from your dog during your stay. -Dogs are required to be on a leash when in public. -Guests and their visitors are liable for damages and/or nuisance charges to/against the property caused by pets or subsequent charges due to failure to adhere to this policy. -Evidence of unauthorized animals within the home will be considered a breach of this agreement and will be subject to a fine of $500 plus the cost to remediate damage and/or subsequent impact to property and/or home. *Shoe Policy* -Kick your stay off right by leaving your shoes at the door. *Weapons, Firearms, and/or Criminal Activity* -Use of the property for any criminal activity is prohibited and may result in, but is not limited to, the prosecution and/or fines if convicted of criminal activities, eviction and immediate removal of the guest from the property and forfeiture of any and all rental fees. -Any fines issued by police or any government official or governing agencies, utility providers, and/or Property Manager, for violation of any law or ordinance during your stay, and any subsequent damages will result in the guests, any visitors, and/or other occupants immediate eviction from property. -This prohibition extends the use of the property’s internet service, if any, for all criminal activity. -All guests are required to disclose and provide advance notice of any secured weapons or firearms that will be present on the property during the time of their stay and any additional guests or occupants that possess secured firearms and/or weapons. -If notice of a secured weapon is not disclosed during or before signing this agreement, Property Manager may cancel the reservation and the guest will forfeit any and all rental fees or deposits. -Failure to secure weapons or firearms and/or unlawful use, discharge or possession of weapons or firearms while on the property or in the home can result in, but is not limited to the removal/eviction of the guest, visitors and/or other occupants from the property and forfeiture of any and all rental fees or deposits, as well as being held responsible for any subsequent damages. *Fires / Open or Live Flames* -Fireworks and/or open/live flame such as, but not limited to, candles or incense are strictly prohibited from use anywhere on or near the property. Any guests, occupants, or visitors in violation of this policy will be subject to a fine of $500 and subsequent costs to remediate any damages resulting from said use. *Fumes / Vapor / Air Quality* -Smoking of any kind, including, but not limited to, cigarettes, e-cigarettes, vape pens, or marijuana in the home, garage, or within 10 feet of any entrances, exits, accessibility ramps, windows that open, and air-intake vents are strictly prohibited. Evidence of cigarettes, cigars, vaping, marijuana, or any other non-specified vapor/odor-producing inhalant affecting the air quality of the home, will result in a fine of $500 plus the cost to regress the effect on interior surfaces and/or air quality. -This includes the smell upon entering the home as well as used vapor/odor-producing inhalants inside the home or within 10 feet of any opening to the property. -Candles, diffusers, incense, wax melts, or any objects that produce vapors and/or odors are strictly prohibited from use in all indoor spaces. Evidence of use and/or odors resulting from said use will result in a $500 fine plus costs to regress the effect on interior surfaces. *Substitution of Property* -On rare occasions, due to ownership changes, properties being removed from rental use, or a need for extensive repairs or maintenance, the property may not be available for rental on the dates of your reservation. In this unlikely event, Property Manager reserves the right to substitute a comparable property. If comparable accommodations are not available, you will have the option of (1) selecting from other available properties (in which case you are responsible for, or will receive the benefit of, any difference in cost) or (2) receiving a complete refund of your reservation payment. In the event of a substitution of rental properties, all Terms in this Agreement, plus any Unit-Specific Terms to the substituted property, shall apply to your stay in the substituted property. *Check-In Addendum* -Property Manager reserves the right to require in-person check-in/ID verification for reservations. The standard requirements for in-person check-in include, but are not limited to, reserving one of our properties within 48 hours of check-in, reserving one of our Premier Properties requiring a tour, previous guest reviews or lack thereof, guests' failure to respond to inquiries regarding reservations prior to arrival, party or event requests, and/or fluctuating guest counts or irregular changes to guest provided information. -Reservations made within 48 hours of stay require that the primary guest shows Property Manager proof that his/her Government Issued Identification matches their person and the associated method of payment prior to gaining entry. *Falsified Reservations* -Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. -Use of property for any criminal activity, including use of the property’s internet service for unlawful downloads, is prohibited. We will cooperate fully with investigations of any alleged criminal activity during your stay, including sharing your information with the authorities. *Written Exceptions* -Any exceptions to the above mentioned policies must be approved in writing in advance to avoid any imposed fines or eviction. *Acknowledgment & Disclaimer; Limitation of Liability* -You (Primary Guest) acknowledge the property may have features, amenities, and conditions that are unfamiliar to you and other occupants you invite to the property. -You further acknowledge that your use of the property and its amenities may carry inherent risk, including risk of bodily injury, illness or disease, disability, or death. For example, some properties include natural habitats for wildlife, insects, and pests that may expose you to injury or disease; or fire pits, stairways, porches, ledges, cliffs, hot tubs, and other unmarked natural or manmade features, amenities, and conditions that carry an inherent risk. Guest agrees that, by using the property or its amenities, you voluntarily and willfully assume those risks and assume full responsibility for the choices you make before, during, and after your use of the property and its amenities. -Guest also acknowledges and agrees that you and any other occupants are solely responsible for closely supervising and protecting the health and safety of any and all other occupants or visitors throughout the duration of your stay. -Guests also expressly recognize that any insurance for property damage or loss that Property Manager may maintain on the property does not cover the personal property of guests, other occupants, or visitors. -Guests, other occupants, and/or visitors should purchase their own insurance if such coverage is desired. *Limitation of Liability and Indemnification* -To the maximum extent permitted by law, in no case shall the owner of the property or Property Manager, nor their affiliates, respective officers, directors, employees, agents, or owners, be liable for any direct, indirect, incidental, consequential, special, or exemplary damages, or any damages for any personal or bodily injury, illness or disease, emotional distress or damage to property arising out of or in connection with your stay at the property. -This limitation applies to all claims for damages whether based on a theory of warranty, contract, tort (including ordinary negligence), strict liability, or otherwise, even if, Property Manager has been advised of the possibility of such damage and even if the limited remedy set forth herein is found to have failed of its essential purpose. You agree to hold harmless and indemnify Property Manager and Owner, and their respective affiliates, for and from all claims for property damage, personal injury, illness or disease, or monetary loss resulting from your actions or omissions, and/or misuse and the actions, omissions, or misuse of other occupants and/or visitors, during or relating to your stay. *Disclaimer of Warranties* -To the maximum extent permitted by law, Property Manager and owner each expressly disclaim any warranties of safety, fitness for a particular purpose, quiet enjoyment, and as to the adequacy of the directions and warnings provided to you. **This property has undergone a rigorous vacation rental permitting process. Any stay that results in complaints with the city, or puts the property vacation rental permit in jeopardy will be subject to a fine of up to $500 in addition to any subsequent damages or loss of projected revenue.**
