The space **Welcome to our bright and charming 1930s home**, filled with original features and plenty of natural light. Upon entering through the front door, you'll find a spacious living and dining area with beautiful wood flooring. To the right is a convenient WC, and straight ahead is a generous kitchen with filtered drinking water on tap. Throughout the lounge, bathroom, and bedrooms, you'll notice lovely stained-glass window details that reflect the character of the era. **Parking & Access** Our home is located on a quiet residential street with **free on-street parking**. We also offer **dedicated parking directly outside the property**. * The driveway itself fits **only a very compact car** (such as a Smart car). * Larger vehicles can park **perpendicularly across the front of the drive**, comfortably accommodating standard cars and small vans. * Long-wheelbase vans or large SUVs may also fit, depending on how neighbouring cars are parked. For the best chance of easy manoeuvring and available space, we recommend **arriving during daylight or working hours**, when most residents are out with their cars. * If the space feels tight on arrival, there is **free first-come, first-served street parking** nearby. Continue through the dining area to the **sunny conservatory/second lounge**, which overlooks the garden and is a perfect spot to relax. The garden features a spacious patio with outdoor seating — ideal for a quiet morning coffee or an evening wind-down. Upstairs, there are **two bright double bedrooms** and a family bathroom. Each bedroom includes a wardrobe. The front bedroom also has a **small desk for remote working**, while the back bedroom offers **lovely views over rooftops and hills**. Value & Sustainability. We have specifically priced our home to be competitive with local long-term residential rates (rather than expensive 'serviced apartment' rates). This allows us to offer a full, private 2-bedroom house with a garden at an exceptional price for longer stays. To maintain these fair rates: • Heating: Standard heating up to 21°C is included. Settings of 22°C+ are available for a £15/day supplement to help manage energy costs. • Cleaning: Your booking includes a professional deep clean at the end of your stay. Optional mid-stay cleans can be arranged directly with our property manager, Angela, for an additional fee. Guest access All areas of the house are accessible bar the summer house, the loft, garage, and the 3rd bedroom, which are our private spaces. To ensure your stay is as comfortable as possible, optional professional cleaning is available for a separate fee. This can be arranged directly with our manager, Angela, should you require a refresh during your visit. Other things to note Our home is not a hotel, but a place we cherish. We kindly ask for your respect during your stay. No parties, drugs, smoking, or un-booked guests. House Care & Comfort • Shoes: We maintain a no-shoes household to preserve our restored floorboards. Feel free to bring cozy socks or slippers! • Cleaning: For longer stays or extra comfort, optional professional cleaning is available for a fee. This can be arranged directly with our manager, Angela. Sustainability & Heating We value sustainability and request your support in conserving resources. To help manage our environmental impact, standard heating up to a comfortable 21°C is included in your stay. For guests who prefer a warmer environment of 22°C or above, this is available for a £15/day supplement to help offset the additional energy usage. We appreciate your help in keeping our home eco-friendly! Waste & Bin Rules (Hastings Council Regulation): To comply with Hastings Borough Council regulations and prevent street obstructions: * All bins must remain stored behind the wall next to the driveway at all times except on collection days. * Bins should only be put out on designated days (Wednesdays for waste/recycling; Thursdays for food compost) and brought back immediately after collection. * Please check the printed schedule in the house or our in-app House Manual (where you'll find the link to the local council schedule) to verify which week it is. Tip: You can also check which bin our neighbours have put out on Tuesday evening! * Important: Hastings Council issues Fixed Penalty Notices ranging from £80 to £100+ for bins left on the public pavement outside collection hours. Any local authority fines incurred during your stay due to improperly stored bins will be passed directly onto the guest. Family Stays The property is suitable for newborns (babes in arms) or children aged 12+. It is not suitable for toddlers due to the stairs and furniture. While we don't provide a cot, you are welcome to bring your own. Our home is priced at a competitive residential rate to support longer stays, rather than higher-priced 'serviced' rates. This allows us to offer a full private house at excellent value, with optional mid-stay cleans and high-heat settings available as add-on services.
