Welcome to your cozy garden suite nestled in a quiet Bellevue neighborhood, a convenient base for sightseeing, medical appointments, business meetings, or a weekend trip to the Greater Seattle area! The space is thoughtfully designed with the comforts of a home away from home. We aim to provide a cozy, organized functional space with natural cleaning supplies/soaps/detergent, organic coffee beans/teas, filtered water, an air filter, and some snacks to munch on after a long day of traveling. The space Your garden guest suite is a well designed cozy 330SF ADU/MIL that is on the side of our primary residence that was completely remodeled in the spring of 2023. We have tried to think of everything we would have liked in an Airbnb and provided these amenities for our guests. *Please also check out The Gold suite, a new modern studio, that can sleep up to four, with a kitchenette, on the same property but on the opposite side of the house. (https//www.airbnb.com/h/the-gold-suite)* **Things to note** While we love animals, we ask for no animals, or smoking in our space as one of the owners has allergies and this also allows us to accommodate individuals with sensitivities. While our suite is a nice cozy space, it may not be ideal for everyone, as we do not have a dedicated living room or couch. All the pictures of every room are shown in the photo tour. We do have a full kitchen if you’d like to cook or prepare some meals (gas stove, electric oven, microwave, toaster oven, dishwasher), a washer/dryer with natural soap and unscented dryer sheets and a high top table to enjoy your meals at. We have hosted great guests, including families with infants/toddlers who loved our garden suite. Most of our guests appreciate our thoughtful touches and lounge on the bed or chair while watching TV or reading, or on the patio furniture outside (if they are not out and about exploring the area or working). **General Overview** We invite you to sink into the queen bed with comfy bamboo sheets, work at the desk with our high speed wifi, or sip your favorite drink while watching hummingbirds on the patio or from your bed. Enjoy the ability to set your own temperature with the wall mounted thermostat above the high top table (please close the windows if using the ac). You can open the windows to enjoy the cool breeze in the summer or use the air conditioning to cool off if it’s too hot out (ac is uncommon in most homes in the area). There is a full kitchen to cook if you desire, or you can explore some great restaurants in the area. Enjoy the convenience of a washer/dryer and a full array of streaming services to watch your favorite shows or movies. The guest suite is close to Robinswood park, a grocery store (QFC), local freeways (I-90/I-405), Bellevue College, and a short drive to Microsoft, T-Mobile, downtown Bellevue & Seattle. Please see the neighborhood section of our listing for more details about common destinations with approximate driving/commuting/walking times. Please reach out if you have any questions as we are happy to make sure our private garden suite is a good fit for your visit to the Pacific Northwest! **Layout of the space** When you walk into the suite, it opens into a multipurpose kitchen/laundry space with a cushioned bench to put your shoes under and a high top table to enjoy your meals at. The thermostat is set at 70F which is usually comfortable for most as it keeps the space between 69-71F. You can adjust it via the controller above the high top table. Instructions for this are in the house manual (sent in messages a day before your stay). We ask you to please remove your outdoor shoes and be barefoot or use indoor house shoes/slippers while in the suite. There are house slippers (disinfected) under the bench for you to use in the space. There is a small hallway into the bedroom where you will find room darkening shades, a natural hypoallergenic latex queen bed, a comfortable chair, a wool rug, and a 42” TV to view your favorite on demand shows. The bathroom is just off the bedroom and has a low lip shower, a heated floor (a favorite for our guests), a heated toilet seat (great for the colder weather), and some convenient items in case you forgot something. The closet has a place to hang your clothes, a dresser, a clothes drying rack, vacuum cleaner, a luggage rack, a desktop ironing board, a small iron and some shelving (as well as storage under the bed). There is a desk with some shelving and a rolling chair for those who need a workplace. If the weather is nice, be sure to relax at the outdoor patio table and enjoy the birds (Anna’s hummingbirds are year round residents here, chickadees, wrens, junkos, finches, sparrows, woodpeckers) and trees while sipping your favorite beverage. You could also consider a relaxing walk to Robinswood park at the end of street using the pedestrian overpass. Highlights include the duck pond, tennis courts, stop by the dog park for some doggie love, explore some trails in the forest, or use the track to get your steps in. **Security cameras notice** Please note that we have outdoor security cameras monitoring the driveway, our front door, the side walkway and the backyard near the gate to our retaining wall. They are for our guests and our safety and have helped us to navigate some guests who may have accidentally gone through the wrong gate (it has happened for a few guests who didn’t read the arrival instructions). Please contact us if you have any questions about this. Guest access Your garden suite is a 330SF ADU/MIL on the side of our home with a private entrance, a private patio, a four seated patio set with an umbrella, a BBQ grill and a shared yard to enjoy. Other things to note We welcome you to our garden suite! We want to make sure that you are aware that we live on the premises as the guest suite is attached to our home on the side (but there is nobody above you). If facing the house, your private entrance is around the deck to the right of the house through a gate towards the back of the house. Detailed instructions are given 48 hours prior to your check in. We are available for any questions via the app/texting/calling up to 11:00pm and you may see us in the front yard tending to our plants and grass in the warmer months. I like to greet guests and show them the space then we stay away from the patio/side area (other than watering plants or changing the bird feeders) when we have guests. We have a curious six year old who may want to say hello when you arrive (or he may be shy and hide behind me). We are mindful of being quiet during quiet hours (10pm-7am). If you need anything, please ask us and we will try our best to accommodate you. We hope you enjoy our space as much as we do! Our yard is enclosed by an 8 foot cedar fence for privacy. Our neighborhood is generally quiet with the occasional siren from a passing fire truck, police or ambulance. With the windows closed you don’t hear much. The sensor/floodlights to light up the walkway are controlled by a switch by the door (labeled with blue painters tape). You can turn them off when you are in the unit if desired as they can be bright when triggered and if your window shades are open (sometimes a squirrel or bird may trigger it). Please turn it back on if you leave the unit for your own safety as the lights will not turn on in the evening to illuminate your path. When you open the umbrella on the patio furniture, please be sure to put the pin in at the top to secure the umbrella. Then you can crank it to open the umbrella to shield from the sun or rain. **Garbage/recycling/compost** Garbage/recycling/compost is collected on Monday mornings so you might hear them around 7am-9am (for long term guests we ask you to remember to put your garbage/recycling/compost out Sunday eve in the bins beside the house). Your unit is in the back corner of the house so you may not really hear them but it’s nice to know for light and late sleepers. **EV charger available** There is a CCS level 2 charger available for use outside near your parking space. Please let us know if you would like to use this amenity (so we can show you where to charge). If you have a Tesla, you will need an adapter to use this charger. Also FYI, if you rent an electric car you will likely have to return it at a 70% charge or higher to avoid a service fee so please plan ahead (I learned this first hand when traveling recently). **Parking** Parking is available on the far right side of the driveway (if you are facing the house) or you can park on the street. Our parking space can accommodate SUV’s, big trucks or vans and there is ample parking space on our wide street.
