Some features of our listing are: - Easy self check in, convenient for guests who will arrive late. - Outdoor surveillance to make our guests feel safe - Professionally, and very thoroughly cleaned after every guest - 3-5 minute drive from the falls, or a 15-25 mins walk - Wired in Carbon monoxide and smoke detectors This house is around 3000 sqft, with 4 bedrooms upstairs, and a living room, sitting room, dining room and kitchen on the main floor. There are 2 bedroom/living room combo rooms downstairs. Both rooms can be closed for privacy. Perfect for people who don't want to climb up the stairs. All bedrooms upstairs contain blackout curtains and queen beds. It comes with 2 dedicated parking and free street parking. The house contains much of its original wood work and floors as well as an original fireplace. With 12 foot ceilings , tall windows and generously sized rooms it truly feels like a luxurious get away. The kitchen is fully equipped to meet all your needs, with a 4 burner electric stove and oven, a microwave, refrigerator, coffee pot and kettle. You will also find cutting boards, pots and pans, dining ware and utensils. The kitchen contains a coffee “nook” equipped with a coffee pot capable of full pot brewing with an electric kettle and a selection of teas, as well as coffee mate, and sugar, all available to ensure that you can maintain your favorite morning rituals, even when away from home. Our rental is very near to many activities and necessities in the Niagara Falls area - 15-20 minute walk to Niagara Falls - 15 minute walk to Canadian border - 15 minute walk or 3 minute drive to the nearest grocery store Other things to note Linens and Towels: We take cleanliness very seriously. After each guest checks out, all sheets, pillowcases, and towels are thoroughly washed and sanitized with bleach. While we do our best to keep all linens spotless, some stains can be stubborn and may not come out even with treatments like bleach, OxiClean, or vinegar. On rare occasions, you might notice faint marks or spots on linens or towels—but please rest assured, they have been fully washed and properly sanitized. Need brand-new linens and towels? We’re happy to provide fresh, unused sets upon request for an additional fee. Duvet & duvet covers, blankets and decorative items are washed as needed. Other cleaning related notes: Our housekeepers perform a standard Airbnb turnover cleaning after each guest. A more detailed deep cleaning is done monthly, so you might notice some dust in less visible areas—like under the sofa, behind the stove, or on top of the fridge etc. This approach allows us to keep cleaning fees low for our guests while ensuring fair wages for our hardworking housekeeping team. If you require a deep cleaned, spotless home for special circumstances, we’re happy to accommodate for a reasonable additional fee. Just let us know your specific needs (e.g., hand-mopping the floor for babies to crawl on), and we’ll do our best to make it happen. We’re also happy to share our cleaning procedure and checklist upon request. We use plug-in air fresheners throughout the house, which most guests find pleasant. However, we understand that scent preferences vary. If you’re sensitive to fragrances, please let us know in advance—we’ll gladly remove them and air out the space during cleaning. While we’ll do our best, a subtle scent may still remain. This vacation rental is best suited for out-of-town visitors coming to see Niagara Falls. Local bookings are subject to approval and require in-person check-in by our on-site manager, and valid government-issued IDs must be presented for all guests at check-in. For safety, security, and insurance purposes: - Srictly no parties allowed, no disruptive gatherings allowed, and no unregistered guests allowed on the property, even if they are not staying overnight. All visitors must be approved in advance. - For the comfort of neighbors, no music or amplified sound is allowed outside at any time. Quiet background music is allowed (less than 60 db) inside between 10 AM and 8 PM, as long as it doesn’t disturb other tenants in the same house. Quiet hour rules are strictly enforced. - No fireworks or fire pit are allowed on the property at any time, including on the 4th of July. If you plan to bring your own grill, please notify the host in advance. - We have the right to ask for ID verifications for safety & security reasons. - Guests are not permitted to bring external equipment—including but not limited to trampolines, inflatable bounce houses, water slides, or similar equipment. No firearms or dangerous objects allowed. Please reach out to the host if you want to apply for an exception. - Excessive Belongings: Bringing an unreasonable amount of belongings, especially things like furniture or appliances beyond typical luggage, can cause issues. Hosts can have policies in place to address excessive items, and guests may face penalties in such situations. - Light cooking is welcome, but please avoid heavy cooking, strong odors, or smoke-producing dishes to help maintain a fresh environment for all guests. - Check-in time is after 4:00 PM by default. While Airbnb may allow guests to select an earlier check-in time during booking, any check-in before 4:00 PM is not guaranteed and will only be valid once our housekeeping team confirms availability and the early check-in fee is paid. - Planning to decorate for a birthday or anniversary? Please let us know in advance, and we’ll provide a list of what is and isn’t allowed to ensure decorations are safe and respectful of the space. - While we classify our listing as family-friendly, this is primarily due to the family amenities we provide rather than extensive baby-proofing. The unit is not fully baby-proofed, so supervision is necessary, especially for babies and toddlers.
