Enjoy a peaceful, stylish stay at this centrally-located gem. Just 6 mi. from beach, 8 mi. from LAX and downtown, this newly built studio guesthouse is in the middle of all L.A. has to offer, tucked in a quiet, safe residential neighborhood just minutes from Beverly Hills, Culver City & West Hollywood. Past a gated driveway, find a lush, landscaped, shared backyard + your own outdoor lounge area, firepit & bar seating for 2. Designer interior feat. queen memory foam wall bed & full-size kitchen. The space This is a large studio (one 16'x22' living/kitchen/sleeping space + one 9'x12' bathroom) guesthouse located behind our main house. You'll enter through the secure driveway gate, which leads you alongside main house and back to guest house. Note: there are motion-activated security lights above the driveway gate and alongside the main house. There is a lush, shared backyard lawn between the main and guest house. The flagstone lounge area in the backyard has two comfy armchairs just for guests, plus a wood burning firepit. There is also a bar ledge outside of the front kitchen window where you can sit on two bar-height chairs and enjoy your coffee and drinks. Inside, you'll find custom built-ins from Resource Furniture and and an Italian sectional sofa that transforms into a queen-size wall bed unit by Clei. The mattress is memory foam with a “firm” level of support and I’ve added a mattress topper to appeal to a broader range of guests. Note: I’ve had friends and most guests tell me it’s extremely comfortable and one guest tell me it’s too hard. Mattress preferences are subjective, but please note that if you’re seeking an ultra-squishy, pillow-topper bed with a 16” thick mattress, this is not that :) The kitchen features full-size appliances including a dishwasher, 5-burner gas stove, oven, and a round dining/work table with three padded chairs. The large bathroom has a walk-in, curbed shower, a closet for hanging clothes and storing bags, and a stackable washer/dryer. For temp control, there is a mini-split AC/Heat unit with remote control. The guesthouse is also equipped with wifi and a 55" flat screen smart TV to watch all your favorite streaming shows. The landscape lighting is on a timer that gives lovely ambiance, and you can turn the exterior lights of the guesthouse on and off from switches inside. Ample free street parking (owner's car parks in driveway). Guest access Make yourself at home in the backyard as there's a flagstone lounge area just for the guesthouse right outside of the double doors. We just ask that you refrain from going onto the wooden deck on back of main house as that's reserved for owners. We try to stay out of the backyard when we host though you may see us in the driveway or on the deck. Other things to note This guesthouse is a studio, meaning the kitchen, living, dining and sleeping spaces are combined; there is no separate bedroom. It has only one bed that sleeps 2 people max. Per City of Los Angeles law, a studio with only one bed can only accommodate 2 people. No extra guests allowed. NOTE: there is no filming or content creation of any type allowed anywhere on the property. This is a fully-permitted, in-compliance Accessory Dwelling Unit (ADU) with a current Home Sharing Registration number issued by the City of Los Angeles. The sofa-wall bed unit will be set up with the wall bed down, but here are instructions on how to put the bed up if you want to use the entire sectional sofa (the bed comes down over the long part of the sofa "L"): Step 1: remove the pillows, sofa cushions, and quilt then find the blue straps underneath the mattress and fasten them over the comforter. Pull the foot of the bed up and push it back into the wall unit (it has soft-close hinges). Step 2: Flip the backrest piece back up. Step 3: Replace the sofa cushions, zipper side down. Note: If you choose to pull the bed back down, remember to push the coffee tables up against the sofa so the legs can clear the coffee tables. It's recommend to just leave the bed down for convenience. You can still use the short end of the sofa when the bed is down:) To take the wall bed back down: Step 1: Push the coffee tables up against the sofa. Make sure you leave space in between them so. you can also stand against the sofa. Step 2: Grasp the silver metal handle underneath the shelf and give it a firm pull. Step 3: Use both hands to support the wall bed as it lowers down. It has soft close hinges and the shelf will drop down over the coffee tables to form the "legs" of the bed. Step 4. Unlock straps and place under the mattress, replace cushions and pillows. ALSO: I have a puppy who’s not fully vaccinated yet so she can’t be around other dogs. I try to keep her away from the guesthouse and always pick up after her + hose down every area. So you may notice the driveway security light go on at night. It’s usually just us, but it also goes on if a possum or cat passes by as they tend to do after dark. Registration Details HSR24-001500
