There is an apartment above yours and the owner has a dog so it is common to hear footsteps and the dog barking occasionally. Something to be aware of when booking our apartment. My property manager has to meet you when you arrive to give you the keys. This is an assisted check in. Check-ins are before 6pm. If you arrive after 6pm, check in will have to be the next day. Please plan accordingly. There is a $300 Management Fee that is charged with the booking. This covers any utilities that go over $150 per month. If the bill does not go over $150 per month during your stay, this money will be refunded upon check out. Guest access You'll have access to the full flat including the front patio and the SHARED BACKYARD which is shared with the two upstairs flats. Other things to note Additional Notes & House Guidelines Work-from-Home Setup: For those needing a dedicated workspace, the master bedroom includes a standing desk and monitor for your convenience. Shared Backyard: The backyard is shared with two upstairs flats. While the neighbors above have small children and a dog, we expect the noise to be moderate. Maintenance Schedule: Gardeners and maintenance staff visit on the second and fourth Tuesdays of each month after 12 PM (PT) to care for the front and back yards. Mid-Stay Cleaning: For stays longer than 45 days, a mid-stay cleaning is required to ensure your continued comfort. Utility Guidelines: For stays over 30 days, please note that if electricity and gas exceed $150, or water and trash exceed $50, you may be asked to cover the difference. To help manage usage, we recommend turning off lights, heaters, and appliances when not in use. In winter, layering clothing can help minimize heating costs. Trash & Recycling: To prevent pests, please remember to empty trash, recycling, and compost 1–2 times per week. Security: For your safety, please ensure the gate is locked at all times.
