A sweet retreat to escape to! Sorley Barn is a beautiful conversion with stunning views, sympathetically modernised, cosy, stylish & rural. Accessed via a lane the barn is tucked away and extremely private with an unusually large garden and drive way, but within 2 miles of Kingsbridge, 7 miles of fashionable Salcombe and 4 miles of numerous stunning South Hams beaches. The space Sorley Barn is a classic upside down barn - from the generous driveway double glass doors lead into a bright open plan space, featuring a high vaulted ceiling with beams galore making it a spacious, comfortable living area. Featuring a kitchen, living, dining room and upstairs cloakroom, it's a great space, with lots of areas to sit and admire the lovely views. In addition to sofas and armchairs, the cob wall that the barn sits on provides extensive additional seating in the style of long 'window seats' the full length of the barn. The hand built kitchen features an Everhot with 3 ovens, a hot plate and an induction hob. Additionally the kitchen has an eye level electric oven, microwave and 2 fridges, all surrounding a good sized island in the middle with stools for informal dining so space to cook, eat and socialise all at once! The kitchen is well equipped for the full spectrum of cooking and dining from Kitchen to Table. Comfy sofas and armchairs surround a wall mounted 48" flat screen smart TV with skybox and sound-bar. A feature solid wood burner, with a 'starter' pack of kindling & logs included, will keep you cosy and warm during cooler nights! For more formal dining a dining table and chairs, easily seating 6, completes the open plan space. Central to the open plan living is a staircase down to the bedrooms featuring a glass balustrade and rope handrail (infirm take care). Completing this first floor open plan living space is a Sonos Sound System for you to enjoy your own 'sounds'. Due to the open stairway this property is not suitable for the under 5s or the infirm - but please contact us to further clarify if required. Downstairs there are 3 comfortable bedrooms, 2 bathrooms and a study for that all important 'hybrid working'. All the beds have John Lewis goose duck and down duvets, firm new mattresses and cotton bedding. The cosy double bedroom has a chest of drawers, hanging space and a newly refurbished ensuite bathroom with shower, washbasin with vanity unit and wc. The other 2 bedrooms feature 2 single beds each with again both space for hanging and draw units. The main bathroom has a bath, shower (recently refurbished), vanity unit and wc. From the main corridor downstairs there is a full glass door out to the garden. The study can also be found off this corridor equipped with a desk, chair and a sofa and wall mounted smart TV, a flexible space for either study/WAH or an additional living room. From the main corridor downstairs steps lead down to the front door (with additional coat hanging space). From here further steps lead down to the utility room. A big space with washing machine, tumble dryer and a freezer. There is also an additional cloakroom with wc and wash handbasin. The utility room provides ample space for coats and boots and a door that leads out to the garden. The immediate area outside the utility room garden door is slabbed with a hot and cold hose for the all important return from the beach. The garden at Sorley Barn is a particular feature with the plot measuring 1/4 acre in total. The gated drive is gravelled with parking for at least 4 cars. Immediately outside the glass double kitchen doors is a seating area with sofas, stools, a dining table and sun umbrella. From there you can sip your G&T in the evening and look across the valley as the sun sets (our favourite view!). The gravelled area also features a gas BBQ. From the gravelled area the garden meanders in 2 different directions. Steps lead down to the lower garden with pretty borders, and a bank (which at the right time of year is a riot of daisies!) and the rest mainly laid to lawn. There is a glass door to the downstairs bedrooms and further steps lead down to the utility room door and patio with outside hot and cold shower hose. A five bar gate from the main gravelled area leads to a second area of the garden the lawn slopes away under spectacular views of the valley below. There are some fruit bushes in a raised bed area (help yourself if it's the right time of year!) and a small mini orchard. A further 5 bar gate at the bottom leads back to the lower garden. The garden is very private and offers total seclusion and many areas to sit and enjoy the views during your stay! Guest access Guests have full access to the house, garden & drive.
