Guest access You will have full access to the entire property, including the pool area, backyard, and all indoor spaces. We kindly ask for no parking in the garage space but please use it as a recreational area. Other things to note Please take a few minutes to carefully review the information below before booking. Every section is important. We want to make sure our home is the right fit for your stay and provide the best possible experience for you, our neighbors, and everyone in your group. 👤 AGE REQUIREMENT The primary guest making the reservation must be at least 18 years old and must stay at the property for the entire reservation. 🏠 OCCUPANCY The home accommodates up to eight overnight guests: no more than six guests age 13 or older, plus up to two children age 12 or younger. Please make sure your reservation accurately reflects everyone staying at the home. Any visitors must be approved by the host in advance. ❄️ AIR CONDITIONING DURING SUMMER The home has an older but well-maintained air-conditioning system. During the hottest summer afternoons, the indoor temperature may remain between approximately 76°F and 79°F. This is normal for the current system and does not necessarily indicate that it is malfunctioning. The home remains comfortable and has ceiling fans and portable fans available for additional airflow. However, if maintaining the home below 76°F throughout the day is essential for your comfort, please consider this information carefully before booking. 🎉 PARTIES AND GATHERINGS Parties, events, and party-like gatherings are not permitted. This is a peaceful, family-oriented neighborhood, and maintaining a positive relationship with our neighbors is extremely important to us. 🔇 NOISE AND QUIET HOURS City quiet hours are from 10:00 PM to 7:00 AM. Noise must remain respectful at all hours, especially outdoors and around the pool. Loud music is not permitted in the backyard at any time. Please help us keep our neighbors happy by making sure voices, music, pool use, and other outdoor activity do not disturb the surrounding homes. 🚗 PARKING A maximum of three vehicles is permitted at the property. All vehicles must fit completely within the paved driveway. Parking on the street, grass, or sidewalk is not permitted. 🚭 SMOKING Smoking and vaping are not permitted inside the home. Evidence of indoor smoking, including odor or residue, will result in a $300 smoke-remediation charge, plus any additional documented damage where permitted. 🐕 PETS AND SERVICE ANIMALS This is a pet-free home, but service animals are absolutely welcome. If a service animal will be joining your stay, please let us know before check-in. This helps us avoid confusion if an animal is seen at the property and allows us to have clean food and water bowls ready for your arrival. Emotional support animals are not service animals and remain subject to our no-pet policy unless applicable law requires otherwise. Knowingly misrepresenting an animal as a service animal is a second-degree misdemeanor under Florida law. 📹 EXTERIOR SECURITY CAMERAS Motion-activated exterior security cameras are located at the front entrance, sides of the home, backyard, and pool area. These cameras remain active during reservations and record video and audio for property security, occupancy verification, and compliance with our house rules. There are no cameras inside the home. Please do not cover, move, disconnect, or tamper with any camera. 🔊 NOISE MONITOR The home has a Minut noise monitor that measures sound levels and duration without recording conversations. This allows us to address excessive noise and maintain compliance with City requirements while respecting our guests’ privacy. Please do not disconnect or tamper with the noise monitor. 🏊 POOL AND CHILD SAFETY Children must be directly supervised by an adult whenever they are near or using the pool. No diving, running, rough play, or glass is permitted in the pool or pool-deck area. The home has door and window alarms that provide an additional layer of safety around pool access. These alarms, locks, and other safety features do not replace direct adult supervision and should never be relied upon as the only safety measure. Please do not disable or tamper with any safety device. If an alarm, lock, or other safety feature appears damaged or is not working properly, please notify us immediately so we can address it. 🗑️ TRASH AND RECYCLING A third-party company handles the trash and recycling containers. Guests do not need to move the bins. We simply ask that all waste be placed inside the designated containers. 🧰 PROPERTY SERVICES The pool is professionally serviced once a week, and landscaping is completed approximately every two weeks. These services may take place during your reservation. Service providers only access the exterior through the side gate and will not enter the home. Service days and arrival times may occasionally change. If you have any questions or concerns, please contact us for the most current schedule. 🌴 FLORIDA CLIMATE AND WILDLIFE South Florida has a warm, humid, tropical environment. Mosquitoes, ants, lizards, iguanas, and other insects or wildlife may occasionally be seen around the property. The home receives professional preventive pest-control service approximately once a month between reservations to help keep outdoor pests outside. Even with regular treatment, an insect or small lizard may occasionally enter, particularly when exterior doors are left open. An occasional sighting does not necessarily indicate a cleanliness or maintenance issue. Please keep doors closed, store food properly, place waste inside the designated containers, and let us know promptly if anything needs attention. We will always do our best to help. 🔑 CHECK-IN AND CHECK-OUT Standard check-in is at 4:00 PM. We are happy to provide an earlier check-in whenever possible and will message you as soon as the home is ready. Check-out is by 11:00 AM. ✅ FOLLOWING THE HOUSE RULES The primary guest is responsible for making sure everyone at the property follows these rules. If we contact you about excessive noise or another serious issue, we need an immediate response and correction. Continued noise, a party, unauthorized occupancy, prohibited parking, smoking, an unapproved animal, tampering with safety or monitoring equipment, or failure to respond may result in cancellation of the reservation and everyone being required to leave the property, subject to applicable law and Airbnb policy. If our responsible party must come to the property because a serious violation continues or we cannot reach the guest, the visit may be for the purpose of ending the reservation, not simply providing another warning. We appreciate you taking the time to review everything.
