The main floor features an open floor plan ideal for entertaining along with hardwood floors, granite countertops, stainless steel appliances, and a gas fireplace. The second floor includes 4 bedrooms and 2 full baths, including a spacious master bedroom with a private bath. The three additional bedrooms are large with plenty of closet space and natural light. The finished basement has a living area, bedroom, and full bath, perfect for those desiring a private space. The home features an attached two-car garage, a beautiful deck, and a new paver patio and fire pit. The home sits on a corner lot with lush landscaping, perfect for evening fires and S'mores. All TVs are SmartTV's and have the usual apps available for you to log in to your personal accounts. (Netflix, Amazon Prime, Hulu, HBOGo, Spotify, Pandora, etc...) The small neighborhood is on a low traffic street, surrounded by cute homes. Flip Flop Cottage is against the street, offering even more yard space to play games of bags or toss a football. This is a perfect walking community. A 7-minute walk to a public beach, a 15-minute walk to the most popular bar/restaurant on the river in town. You can also rent scooters and golf carts off of Phoenix Street. Please read this document thoroughly as you are responsible for all information within. Please put the trash cans on the curb before you leave next to the road on the pavement. Trash pickup is early Monday morning. The Brown lid can is for recycling only. Please make sure that guests keep the shower liners inside the showers when in use. This will prevent water from traveling under the baseboards (which I have sealed) and onto the lower living room ceiling. To enter the property tap the Yale icon of the smart keypad to wake it up. Then enter the code you received separately and the door will unlock. Hitting the checkbox on the keypad will "one-touch" lock the door on your exit. To lock the sliding door you need to have it not all the way closed. You must pull it back just slightly (a smidge) after you close it for the latch to catch. Roku TVs -- Enter your checkout date and the TVs will wipe your credentials on that date from all the applications you log in to and use. This will keep your personal data safe from other travelers. All costs incurred by the host due to violations will be charged to the credit card on file. Reservations Reservations obtained under false pretense are subject to forfeiture of any and all monies paid, refusal to allow check-in or immediate eviction upon discovery. We do not rent to singles under 30 years of age. Parties, reunions, weddings, or large gatherings are not allowed. Responsibility The person or persons under whose name the reservation is booked must reside at the property for the duration of the rental and is responsible for ensuring that their party and their visitors abide by all of the rules set forth in this document, in the reservation confirmation, condo rules, and those posted at the property. Failure to do so will result in eviction without a refund. Check-in: 3:00 PM Check-in is at 3:00 PM Eastern time. Neither Cleaners nor Inspectors will allow early entry for any reason and are to inform the host of any attempt. This is for the safety of you and our staff. Check-in at the Property: You will be provided with a door code in your check-in email and may go directly to the property. Entry is not authorized until 3 PM Eastern time. Check-out: 10:00 AM All persons and personal items must be out by 10:00 AM Eastern time. This is for the safety of you and our staff. Cleaners will enter and begin cleaning promptly at 10 AM. There is a $100 per hour fee, one-hour minimum if you or your items are in the property after 10 AM. Before departing, please wash all dishes or start the dishwasher, take out the trash, and secure the property. Strip the beds and place them in the laundry room. It is important to leave the property as you found it with the furniture returned to its original location. If you have keys, return them to where you received them. In the rare case where a property is left excessively dirty, additional cleaning will be charged at $50 per hour, one-hour minimum. If you would like additional housekeeping services during your stay, contact us before your arrival for details and pricing. Beach towels are not provided at any rental unit, so remember to bring your own. Please don’t take linens, bedding, and towels to the beach, for picnicking or any other use. Occupancy The Maximum Occupancy listed for the property may not be exceeded. Occupancy is the number of people who stay the night and use the amenities during the day. This is a strict policy and the penalty is immediate eviction without refund. Parties, reunions, or large gatherings are not allowed unless authorized in advance. When in doubt, please ask. Emergencies / Problems and Repairs Call 911 first for medical, fire, and police emergencies. Smoking All of our properties are non-smoking. Violators are subject to immediate eviction, forfeiture of all monies, and additional cleaning charges, at a minimum of $300.00 which can be substantially higher. When allowed outside, smoke away from the premises and, only in designated areas. Dispose of your smoking remnants responsibly. Failure to do so will result in an additional cleaning charge. Fireworks Fireworks are prohibited at all properties. Violators are subject to eviction without a refund. Lost and Found The host is not responsible for items left on the property. If you have forgotten something, contact us to see if it has been found and arrange its return. Right of Entry Property owners and staff may need to enter the property for the purpose of inspection or maintenance. We will do our best to give you advance notice and not to disturb you. The Legal Stuff The renter acknowledges that the host of South Haven, property owners, and their agents cannot be held responsible, regardless of fault, for any accident, loss, damage, or injury suffered by the renter, members of their party, or any other guests which the renter or their party have allowed access to the property, regardless if said loss results, directly or indirectly, from acts of God, danger incident to any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, delays or cancellations of or changes in itineraries or schedule or from acts of omission on any airline. Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and release and hold harmless its owners and representatives for any loss or damage to personal property or for any injury and/or death.
