In the heart of the Gironde countryside, enjoy this property comprising 3 separate but interconnected living areas and a monumental living room. Enjoy the private estate with its swimming pool (heated from May to October), orchard and woodland. It's the ideal place to gather with family or friends, while retaining a degree of privacy and autonomy. The space The estate is made up of 3 distinct but interconnected areas, so you can spend your vacations with friends or family in the same house, each with its own space and amenities. 1/ THE MAIN HOUSE: The first floor of the main house opens onto a terrace overlooking the estate, shaded in summer by a century-old magnolia tree. Here you'll find: - A fully equipped kitchen - A "cathedral" living room with its central stove and masterful bay window opening onto the garden. You can comfortably seat up to 12 people in the living room, thanks to the extendable table. - toilet with washbasin Upstairs, you'll find 3 tastefully decorated master suites with queen-size beds. All feature reversible air-conditioning, en-suite bathrooms with showers and individual toilets. 2/ THE ORANGERY : This entirely single-storey space communicates with the main house via the kitchen, but has its own entrance. Here you'll find an air-conditioned living/dining room, stove and TV. A glazed corridor leads to a small, fully-equipped kitchen and two spacious air-conditioned bedrooms with queen-size beds. They open onto a balcony with a view and direct access to the pool below thanks to their huge bay window. These two suites are each equipped with reversible air conditioning and a bathroom with shower and toilet. 3/ LE LOFT : This third fully air-conditioned space also communicates with the Main House via the kitchen, but has its own entrance. It's a vast studio, tastefully renovated like the rest! In this huge room, a Queen-size four-poster bed, a bathtub and a living room/kitchen with TV make this space unique! The loft opens onto a patio at the rear of the house. It has a separate bathroom with shower and toilet, as well as a mezzanine with a quiet office area. To find out more, take a look at the photos and descriptions. 4/ OUTSIDE You'll have access to the swimming pool (salt filtration) with its shower, travertine deck, toilet and comfortable garden furniture. The pool is heated from May to October (the period may be extended depending on the weather). A washing machine and tumble dryer are also located near the pool. You can walk to the pond at the bottom of the garden in the woods belonging to the estate, and stroll in the large meadow below the house. In all, the house can accommodate 12 people in its 6 bedrooms. On request, we can add an extra bed for a child or baby in one or more bedrooms. Please contact us to discuss the possibilities. From June 15 to September 15, the minimum stay is 7 nights. The rest of the time, the minimum stay is 4 nights. Premium-quality sheets and towels (bath and pool) are provided for all guests announced at the time of booking. LOCATION: Domaine du Berry is located in the Entre-deux-Mers region of Gironde, also known as "French Tuscany" for its rolling countryside. It's in a hamlet of 3 houses just outside the small village of Sainte-Radegonde (33350). - In the village (2 km), you'll find a well-known organic bakery that also sells regional products: "Le Comptoir du Boulanger". - The nearest mini-market is in Gensac (6 km). - The nearest supermarket is in Pellegrue (9 km). - The beautiful Dordogne is nearby (Pessac-sur-Dordogne is 8 km away). You'll find all amenities, including an SNCF train station (Bordeaux/Bergerac/Périgueux line) in Castillon-la-Bataille (10 km). By car: Saint-Émilion is 28 minutes away (23 km) Bordeaux is 1 hour away (57 km) Bergerac is 50 minutes away (46 km) Arcachon is 1h30 away (127 km) Guest access You will have access to the entire Berry estate, with the exception of the artist's studio at the bottom of the garden (which will not be occupied during your stay). Other things to note The pool is equipped with a roller shutter that must remain closed when the pool is not in use. The entire first floor and the pool are accessible to people with reduced mobility.
