And don't settle on a place way out-of-town forcing you to spend half your vacation stuck in the usual heavy traffic commuting to/from Gatlinburg during weekends, summers, holidays, and special events. "It's just not worth the few dollars you may save" we constantly see posted on social media from those who have made this mistake. Time is precious. Waste it wisely. This charming 3 bedroom/2 bathroom cabin, with all bedrooms and bathrooms on the same level, comfortably sleeps 8 {3 queen beds and a queen-size sleeper sofa with 3 new 2"-3" memory foam mattress toppers if needed} and is located in the popular Arts & Crafts community of Gatlinburg.^ It is NOT on a mountain, so is easily accessible year-round by any type of vehicle! The driveway, with a new carport, can accommodate up to three standard vehicles. Although the cabin is a short stroll to many good shops and eateries {no sidewalk on actual street but new paved walking trail for safety/convenience about a block away at end of street}, free trolleys are available to take you to the downtown "strip". There you will find Ripley's Aquarium, Anakeesta, Space Needle, Sky Park, popular stores, delicious restaurants, moonshine tasting bars, and various entertainment. The cabin is also conveniently located near the Gatlinburg Convention Center, the Gatlinburg Dog Park, the Ober Gatlinburg ski slopes, Dollywood, and Smoky Mountains National Park. Many guests simply park at the post office and grab a free trolley from there for wherever they want to go, including Rocky Top Sports World and Gatlinburg Community Center. The Center is open all year and offers many fun, affordable recreation options. This includes a large/heated/indoor swimming pool that is available from June to September. Be aware that Gatlinburg is extremely strict about DUI's and there is NO Uber or Lyft service. The free trolley service throughout Gatlinburg is highly advised for all guests wishing to go downtown for moonshine tasting or cocktails. There is a trolley stop within walking distance of the cabin for those who prefer to do no driving at all. The property offers Luxury Vinyl Plank flooring throughout with 100% gel-infused memory foam furniture, a fully-equipped kitchen {new refrigerator/freezer, stove, oven, microwave, new dishwasher, blender, mixer, toaster, griddle, small coffee maker, tea kettle, utensils, dishes, stemware, pots/pans, bake ware, cookbooks, cooking spices, etc.}, Weber charcoal grill/grilling utensils, WiFi {superfast 1 Gig internet speed}, 3 Roku televisions with over 85 popular streaming channels, cordless telephone {FREE long-distance calls throughout U.S., Canada, Mexico, and some Caribbean}, facsimile machine, built-in desk with basic office supplies, books, puzzles, portable AM/FM CD boombox, DVD player with movie collection, luggage rack, sound spa {acoustic relaxation machine} for the light sleeper, alarm clocks, hair dryers, iron/ironing board/starch, ceiling fans {1 in every bedroom}, air conditioning, heating, realistic electric fireplace that emits heat, heated throw, full-size washer/dryer {detergent supplies provided}, pantry, dog feeder/mat, 2 wood decks totaling 40 feet in length {pet gates available to keep dogs securely/safely on decks}, extended boardwalk, babbling stream along the entire front yard, outdoor furniture {including 2 tables that seat 8 total}, outdoor games {pickleball, badminton, horseshoes, ring toss, bean bag toss}, large stone fire pit {wood not provided but abundant sticks/branches on property; grass cannot be guaranteed during fall & winter months}, back pack, binoculars, and abundant pillows/linens/blankets/towels to easily accommodate up to 8 persons are all provided for your convenience. Self check-in {via lock box code} is 4:00 P.M. Eastern Time or later {never earlier as a courtesy to our excellent cleaning staff} and check-out is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out. Dogs Only Allowed {MUST Be Completely House-Broken, Totally Flea-Free, Very Well-Behaved, & Crated When Left Alone If Necessary} ~ Flat $50 Fee Per Dog and, of course, includes "emotional support" dogs. HOLIDAY PREMIUMS: The software here does not provide an editing feature for Holiday Premiums to be added to the posted rates prior to a reservation being confirmed. Therefore, we add $50 {$100 if both Christmas Eve or Day and New Year's Eve or Day are included} to EACH night of the reservation if it includes, INCLUDING check-out day, ANY Federal {please look up if not sure what they are} or Popular holiday. Popular holidays include Valentine's Day {$100 if both Valentine's Day and President's Day are included}, St. Patrick's Day, Easter, Mother's/Father's Day, Halloween, etc. Again ~ This is for "EACH night of the reservation", NOT just the holidays, and is NOT reflected in the posted rates. The above Holiday Premiums also apply if the reservation is part of a HOLIDAY WEEKEND whether the actual holiday is included or not. {Deluxe Christmas tree stand provided if booked during that holiday}. DISCOUNTS: Our best rates are those posted and are FIRM. As a 5⭐️ rated and fully-licensed property, we do not offer any "last minute" deals, specials, etc., other than those posted. However, we do not charge more for weekends like most vacation rentals and hotels do! Accordingly, we kindly ask all travelers to please respect our very competitive posted rates. ^LOCATION: This cabin is located on Shields View Drive. For obvious privacy/security/safety reasons, we never disclose the street number to strangers over the Internet. It is, of course, disclosed by Airbnb after each paid booking and is specified on the Rental Agreement. Please look up distances/mileages to points of personal interest {downtown strip, restaurants, shops, attractions, buildings, parks, hiking/ski trails, etc.} from the property's road. We are just not able to provide these types of personalized services, due to the high volume of requests we receive daily from potential guests. Such requests are deleted with no reply. Your understanding is appreciated. MINIMUM AGE REQUIREMENT: In accordance with Airbnb's whole house rental policy, for legal reasons, and for insurance purposes, the primary Guest who signs the Agreement must be at least 25 years old {current/valid government-issued photo ID required with Agreement}. This is in full compliance of U.S. federal anti-discrimination law {Title 7} that only applies protection over the age of 40. OCCUPANCY: The posted non-negotiable 8 person maximum that this property sleeps/allows {per fire code} obviously includes children of ALL ages and your initial inquiry must include them in the total number of guests. If your group will exceed this limit, you will need to book a different property or book an additional property. LICENSING: We are fully-licensed {current city/county/state license/permit numbers promptly provided upon request}, insured, and regulated by the State of Tennessee. Additionally, we are inspected annually by the Gatlinburg Fire Department. Always confirm that whatever property you want to rent is legal and properly licensed BEFORE you pay anything.
