Wonderful views and mountain charm on 50 acres make the Sullivan Farm a place you will want to return. Relax while listening to the the nearby stream, enjoy breakfast with the morning sun surrounded by wildflowers and national forest. The house sleeps 13, has a screened porch for outside dining, a formal dining room with grand fireplace, a large open kitchen, adjoining great room, 2 bathrooms with showers and a washer and dryer. A hot tub on the back deck and a wonderful old barn with games. The space The old historic Sullivan Farm has been remodeled with modern comforts, 3-star comfort and a 5-star location. This is the last house on the road with over 20 acres of fields which guarantees peace and quiet with great mountain views on all sides. There is a screened porch for outside dining, a formal dining room with grand fireplace, a large open kitchen, and an adjoining great room for relaxing. There are 3 bedrooms (2 on the first-floor, 1 on the second-floor finished attic) with 3 queen size beds, 2 doubles, 1 bunk bed and 1 single (1 up and 1 down). The house sleeps 13 and with cots for extras. There are 2 bathrooms with showers and a washer and dryer. A hot tub on the back deck with a wonderful view of the stars and the mountains is a pleasant way to finish a day of skiing or hiking. The wonderful old barn is a great place for large groups for evenings and rainy days with corn hole, darts, and a swing. The Sullivan Farm is a circa 1800 farmhouse that was the original homestead in Mill Brook valley. The farm has the classic layout of big house, little house, back house, barn. There are 4 structures, the original farmhouse, a small mid-barn built shortly after the farmhouse. A portion of the mid-barn was converted to living quarters as they expanded. After which a large 40’ x 50’ post and beam barn was constructed. The in-line layout is pleasant for summer and winter as it creates a windbreak to enjoy mild weather in an otherwise windy valley. There is a wood stove in the Great Room for warming up on cold days. There are 2 fireplaces, one in the dining room and another in the bedroom. There is an old-fashioned hand-operated pitcher pump on the kitchen sink. Farm tools, some original to the Sullivan Farm, adorn the house. The spectacular setting and barn are a wonderful location for a rustic low key wedding. The wonderful old barn has some fun games for evenings and rainy days with corn hole, darts, and a swing. Nestled in the top of Mill Brook Valley, the Sullivan Farm is a great place for a summer get away for hiking, swimming, and relaxing with the slow pace of a mountain retreat. Remarkable views for fall colors and leaf peeping. You need not leave the house to enjoy the amazing fall colors with views of mountains and valleys on all 4 sides. A winter retreat with a 30-minute drive to Cannon, Loon, and Waterville. Fantastic hiking and cross-country skiing from the house and views of the top of Waterville Valley on the other side of the ridge. The driveway is the old Dickey Notch Road with Dickey Notch less than 1 mile away and only a few miles away from hiking trail access to the Welch-Dickey Loop, Fischer Mountain, and Mount Tecumseh and the heart of the White Mountains. Go for a swim at the community pond and beach and play a game of horseshoes. Enjoy a swim or soak up the views at the Mill Brook Cascade waterfall a short walk away. Good swimming and great views. Please be aware of the Mill Brook Valley Association rules to ensure the rural nature of the Valley so that each member may continue to enjoy it. The rules are intended to protect the safety, privacy, and enjoyment of all those who live in the Valley, use the Common Lands, and pay for Valley maintenance. A quick ride down Mill Brook valley brings you to Benton’s Sugar Shack for breakfast and freshly made maple syrup. A 10-minute drive to Campton offers restaurants, groceries, ice cream, coffee, hardware, and more. Other things to note Mill Brook Valley Association Rules The overriding mission of the Mill Brook Valley Association is to protect the rural nature of the Valley so that each member may continue to enjoy it. The following rules are intended to protect the safety, privacy, and enjoyment of all those who live in the Valley, use the Common Lands, and pay for Valley maintenance. These are not intended to spoil anyone's pleasure but, rather, to preserve the pleasure for all members. Please follow these guidelines, share them with your children and encourage their adherence in others. All common areas are used at members' and guests' own risk. Fires - It is illegal to light an outdoor fire without a fire permit unless it is wintertime with at least 2" snow on the ground. Permits may be obtained from the Campton-Thornton Fire Department. No fires are to be set anywhere on Common Lands or Roads. The stone fireplace near the waterfall is not on Common Land and may only be used with the permission of the owner. Extreme caution should be used regarding fires on private lands. We should always be aware of forest fire danger. Noise -The configuration of the Valley makes it necessary to be especially sensitive to the noise we make. Sound carries and echoes in the Valley and may be more amplified than expected. As a courtesy to your neighbors, please restrict any audio equipment (radios, boomboxes, and other devices) to indoor use. Happy children at play make noise. While no one wishes to put a damper on any child's fun, parents should not let their children's noise become excessive. Please do not let a dog's barking bother neighbors. Parties - Common areas are for individuals and families rather than large groups. Parties should be confined to private residences with noise level and duration controlled in consideration of neighbors. On special occasions, family functions (reunions, weddings, etc.) have been held in the Valley with the directors' approval. Should you wish such permission, please contact a director. Swimming Pond - The general rules of water safety are in effect, including: ● no children should swim or play at the Pond unless attended by an adult ● no running on the dock ● no pushing or throwing people into the water ● no rock throwing ● no glass bottles or drinking ● no radios, car radios, or audio systems ● no camping ● take litter away with you. Motorized boats are prohibited. The use of any hard surfaced boats, such as canoes and kayaks, is discouraged when swimmers are present. Intended primarily for swimming, the Pond is not large enough to accommodate both boats and swimmers safely. The Pond is a good place to teach children about boats, and it may be used for this purpose when people are not swimming. If swimmers arrive, boats should be removed. The Pond is a place for people to swim. On occasions when no other people are at the Pond, a member may let a pet swim, but dogs should be left at residences when the Pond is being used by anyone other than the dog owner. The Falls - Similar common-sense rules are in effect for the Falls: ● children should be accompanied and closely watched by an adult ● stick to the right of way and do not wander onto private property ● keep a good distance from the edge of the Falls ● leave the place as you would wish to find it; don't alter or pile rocks ● be very careful on the stairs ● no rock throwing ● no glass bottles or drinking ● no radios, car radios, or audio systems ● no camping ● take litter away with you. The Falls is one of our greatest assets and perhaps greatest liability. This location must be treated with the greatest respect. Fishing Members may fish in the Swimming Pond and in the brooks (New Hampshire Fishing Regulations apply). The smaller pond is not on common land; it is privately owned and not intended for use by the Corporation. Do not fish near the swimming area if there are people at the Pond. Swimmers take priority, and anyone fishing must move away from the dock and swimming area to allow swimming. Stay more than twice as far from the swimmers as the length of your line. Do not leave hooks or line on the ground. Firearms - There will be no discharge of firearms on common lands or on the roads. Use of firearms on private property is discouraged. Parking - Whenever possible, avoid parking on the road. The tennis courts have a parking area to the rear of the courts. When parking at the pond, please park behind the railroad ties. Snowmobiles and ORV's - Snowmobiles, motorcycles, and other off road vehicles are not permitted on private Mill Brook Valley property, or, for that matter, in the White Mountain National Forest Property that surrounds the Valley. Animals - Guests who have pets should make sure that their pets do not become a nuisance to others (see rules at the Swimming Pond). Do not let pets wander without supervision. There is a leash law in Thornton.
