A tiny house with the comforts of home. Single Bedroom stair free in-law suite with amazing sunsets and the feeling of being in the middle of the woods while still being close enough to enjoy a reasonable drive to some of the Finger Lakes best hiking trails, food, wineries and other destination locations. If you come in the winter you will want an all wheel drive vehicle if there is snow on the roads, but half a mile down the hill and you are on the state highway to the finger lakes region. The space The space is an open floor plan for the kitchen, dining, and living space. The couch in the living room is modular. There are some reference materials in the space, but you're welcome to reach out if you need assistance or suggestions on configuration. There are various kinds of curtains in the house to allow natural light in or to block it out depending on your mood and the time of day. The ADA bathroom has a wheelchair accessible shower as well as grab rails at the toilet and sink if needed. The doorway between the bedroom and the bathroom only has a curtain as a separator to maintain ADA accessibility. HVAC is a Mini-Split heat pump system covering both heating and cooling with the main head in the living area. Guest access The entire living space is yours for the duration of your stay. The door between the refrigerator and the dryer leads to the garage that is not part of the rental, and this door should be locked during your stay. The garage may or may not be used by us during your stay, but we will strive for minimal disruption to you. Other things to note This area is very rural with a farm within hearing distance where you will hear the cows talking. We also have a decent population of white tail deer, foxes, birds of prey, chickens, and the rare sightings of a black bear that travel ours and the surrounding land. We are located within 30 minutes or less from down town Ithaca, Elmira, the Horseheads shopping districts, as well as downtown Watkins Glen. The Watkins Glen Race Track is about 30 minutes away as well as many excellent places to eat as well as a great number of wineries, breweries, and distilleries along Seneca Lake The number of these establishments more than doubles within a 60-minute drive. Ithaca and Watkins Glen are also filled with many hiking trails in the gorges or in state and national forest areas, including the Finger Lakes National Trail. The lakes in the area are also known as some of the best fishing, all within a short drive. If you have a service animal they are of course welcome to join you, we only ask that you send us a message so that we can provide designated linens and be prepared for additional cleaning tasks that may be needed before our next guest arrives to avoid allergen concerns. If you stay with us during the winter months when there is snow fall accessing our place can be a bit tricky, but doable with good tires. One approach is a little over half a mile with a moderate incline (4WD or AWD a must), while the secondary approach is about 2 miles with a much shallower pitch. Reach out to us and we will provide more details about how to use each of these and when it is best. The roads are well maintained and are mostly dirt.
