Lovely Quiet Village House, set within own grounds

Amazing location - comfortable family home, peacefully set within it's own grounds in the village of Braunton. The house is 150 yards from the center via a private drive and has ample parking for three cars. Braunton is a fantastic vibrant village, a short drive from the beautiful surfing beaches of Saunton Sands (3 miles), Croyde (5 miles) and a little further to Woolacombe and Putsborough. The house is well equipped with very comfortable beds and sofas plus plenty of space to chill out. The space Ground Floor: Front Porch - fitted coir matting, ideal for sandy shoes and a shoe rack. Kitchen - open plan kitchen/dining room with an island/breakfast bar and farmhouse table, perfect for seating eight people. It is well equipped with a large fridge freezer, gas hob, extractor and Miele oven, plus all the usual kitchen appliances. In addition there is a comfortable three seater sofa in the alcove. Sitting Room - this is a large room with two big three seater loose covered sofas, an armchair, an upholstered stool and a large smart TV. Plenty of room for the whole party/family. Snug - this has a fitted L-shaped sofa and a smart TV. Comfortably seats four adults or more little ones - ideal for children's viewing or as a second TV room. We also use this as an office sometimes - good sized pop up table kept in the garage. Wet room and cloakroom - the back door leads to a cloakroom area with a shoe rack and plenty of hooks for outdoor clothing. Adjacent is a large wet room with wide access, Hansgrohe shower, vanity unit and WC - perfect for coming in from the beach. Upstairs: There are four bedrooms (and six beds) comfortably sleeping eight. All bedrooms have an alcove wardrobe, chest of drawers, bedroom chair and mirror. The Master bedroom has a Vi-Spring super king sized bed (with a soft and a medium side of the mattress). The Yellow room has a good quality White Company double bed. The back twin room has a pair of standard sized single beds (3' wide). The front twin room has a pair of extra long Vi-Spring single beds (medium firmness). Family bathroom - this has a built in vanity unit, WC and bath with hand held shower attachment. The Garden: The house is set in 1/3 acre and one side is bordered by stone arches that were built over a hundred years ago to provide shelter for spectators (there was originally a tennis court on the land). The front garden is level with lots of space for sun loungers and there is a patio at the front with the garden furniture. The Webber BBQ is conveniently kept outside the kitchen door. The garden wraps around the house and the back garden is terraced. Utility/Garage: The double garage houses the gas boiler, washing machine and dryer. There is also a rotary washing line behind the garage. Lots of space to hang wet suits. Guest access The entire space - inside and out - is included in this rental. Just make yourself at home. Other things to note We have fast broadband and both TVs are Smart. We provide linen and towels (but not beach towels). There is gas CH and a decent sized hot water cylinder. Outside we have a Weber BBQ, garden table and chairs plus a parasol and sun loungers. One well behaved pet is welcome by arrangement only. Recycling - we are well set up for recycling.
