Games for the young & young-at-heart: ping pong, kid-friendly axe throwing, corn hole, and board/card games. Plenty of seating areas to spread out or congregate together. Start your day with coffee on the porch or back deck. Play at the beach with our bodyboards or toys. End your day relaxing in the hot tub or chatting around the fire. House is located near shopping, dining, and more. The space Step into this lovely renovated beach box, boasting an inviting open-concept floor plan. This beach retreat features three bedrooms (1 king, 2 queen), including a versatile king bedroom that can transform into a master suite by locking one side of the Jack and Jill bathroom. A second full bathroom with a tub/shower combo is conveniently located off the hall. The fully equipped kitchen awaits your culinary adventures, offering everything you need to cook as much or as little as you desire. We've even stocked some spices and condiments to enhance your creations. The upstairs living area extends into a charming front porch – the ideal spot for your morning beverage, an afternoon book, or an evening game with loved ones. The porch is climate controlled with a mini-split for four-season comfort, and perfect to catch the sun in the colder winter months. For those who need to stay connected, there's a dedicated computer station for remote work or personal email, complete with an ergonomically correct chair. . Bring your laptop and plug into the docking station. On the entry level/first floor, discover a spacious seating area with table and smart TV. The game area includes a championship ping-pong table, a foosball table, life-sized Connect 4, and a kid-friendly axe throwing game that adults also love! **Please note this level is only partially finished; however, it’s still a very comfortable space with a mini-split HVAC system. Unwind in our outdoor living spaces, including a hot tub under the porch, a deck off the kitchen/dining area, a propane gas BBQ grill, and a fire pit with Adirondack chairs (purchase wood at a local convenience store). Enjoy outdoor activities in the side or back yard, including cornhole and ball games. Rinse off the salt and sand in our outdoor shower with hot and cold running water. Other things to note Indulge in the comforts of our Sun 'n Games beach house, where thoughtful touches elevate your stay to a true coastal haven! We've taken care of the essentials, providing kitchen, bath, and cleaning items – soap, shampoo, laundry detergent, dish detergent, trash bags, and more. Settle in with a set of bath towels per person for indoor use. In our well-appointed kitchen, you'll find everything you need to cook. I'm a Mom, so... We also provide plenty of hot morning beverages and a selection of spices and condiments. Please bring your own beach / hot tub towels, but we've got the rest covered for your beach day essentials. Dive into the surf with boogie boards, build castles with beach toys, and relax in comfort with our beach chairs and umbrella. No need to lug them from home. We even have a small cooler and a cart if you don't drive to the ABIA parking lot (first come, first served). Stay connected with high-speed WiFi access, ensuring seamless connectivity during your stay. The TV is equipped with Roku, so feel free to bring your favorite Netflix and other streaming apps for endless entertainment. Your safety is our priority – find some first aid supplies on the shelf in the Jack and Jill bathroom, and rest easy knowing there's a fire extinguisher under the kitchen sink on the second level and near the laundry area on the first level. Families with kids will delight in the variety of board games, jacks, sidewalk chalk, bubbles, drawing materials, and ball and racquet games. For the littlest ones, we offer a selection of books and toys, along with a high chair, stroller, and pack 'n play for added convenience. Two 24" bicycles await those older kids eager to explore the surroundings alongside their parents (plus some smaller bikes for littler ones). We do ask you to do basic cleaning like taking out the garbage, stripping beds, and running the dishwasher for check-out. Please take care of our home like you would take care of your own, or better.
