Welcome to our Passive House! This is the house where we live most of the time. We only Airbnb out when we are traveling. *Just highlighting here to make sure you are aware. Not Airbnb-exclusive property. Please read all the details of the house before you book.* A 7-minute walk and 2-minute drive from charming downtown Yellow Springs. Home features an open concept living space, big picture windows, three bedrooms, sleeping for 5-6 and a lovely backyard. On a quiet dead-end street. The space Accommodations: ◦ Upstairs bedroom with king bed ◦ Upstairs bedroom with queen ◦ Upstairs bedroom with twin bed ◦ Downstairs sofa for someone shorter than 5'8" Please note that this is the house where we live year-round so it is not in hotel-like condition. Our clothes are in the closet, food in the fridge, and shoes near the entry. We do a thorough cleaning before guests arrive, change all the sheets, make sure there are fresh towels, and plenty of coffee, tea, and snacks. But please know that this is like visiting a friend's well-maintained and cleaned house, rather than staying in a hotel. Guest access The entire house is for guests. We will not be here when guests arrive or depart, but are available by phone and text at any time. Other things to note ** PLEASE READ ALL OF THIS BEFORE YOU BOOK TO MAKE SURE IT IS A GOOD FIT FOR YOU! :) ** Sorry for all caps, just trying to get your attention. CATS: We have cats that live in the house most of the time. We'll take them with us when we leave and vacuum and dust, but if you have cat allergies, this probably is not a good house for you. TV: Note that we have Amazon Prime and Netflix on our TV. You can use our accounts or login to yours. We do not have cable. HEATING/COOLING: This is a Passive House. That means it can be heated and cooled without a furnace or air conditioner. We do have minimal heat and air conditioning if you'd like things particularly warm or cool, but this highly insulated and energy efficient house does not require either. Pioneered in Germany (Passivhaus), it is highly insulated, and uses a specially designed ventilation system that is both efficient and comfortable. Note, however, that the house does not get SUPER cool even with the air conditioning on or SUPER warm even with the heat on. When it gets very warm, sometimes we use fans to keep things cooler. If you need a house that is VERY chilly in the summer or VERY warm in the winter, this would not be a good fit for you. We are very pro-children and will do what we can to make this a good home for families to visit. We do have steps without gates, so be aware of that.
