Description

The apartment is on the ground floor of the villa "Kuca MaJo" in the Montenegrin architectural style in a secluded location - no direct neighbors. The apartment has a large, covered terrace (30 square meters) with sea views and parking on the premises. A 400-year-old natural stone wall underlines the Mediterranean style of the spacious property. Vegetables and fruit are grown on the property, which is surrounded by several olive trees. Kuca MaJo - the pearl on the Adriatic The space The 52 m² apartment has barrier-free access, consists of a large room (suite) with integrated, high-quality full kitchen and stone dining counter, a hallway with closet wall, as well as a separate bathroom. Underfloor heating is available in the living space and in the bathroom with a walk-in shower, bathtub and bidet. The suite is also pleasantly cool in the middle of summer; nevertheless, air conditioning is available, which, like the underfloor heating, is also connected to the central air conditioning system. The completion of the new building "Kuća MaJo," incl. the vacation home, was just two years ago. The suite has its own separate entrance, as well as an inviting covered terrace overlooking the Adriatic and Trašte Bay. The entire house is secured with an alarm system. At Kuća MaJo, we strive to have a fallback level (back-up system) for all modern installations. The interested reader will find our philosophy here: Kuća MaJo is equipped with some technical refinements that are very rare here in Montenegro: * Solar panels on the roof that provide hot water for showers and the kitchen. If, unusually, the sun does not shine, we can heat the water with electrical energy as an alternative. The solar panels also feed the underfloor heating (in winter). In addition, there is a... * Central air conditioning with which we can cool the rooms in summer and heat them in winter. In addition, Kuća MaJo has underfloor heating, which can also be used for cooling in the summer. Guests who like it romantic can use, in addition to the existing full kitchen (Bosch), the... * Traditional cooking hearth (Sporet) in the living space of the apartment, which can be fired with wood and/or charcoal. It makes a beautiful warmth and you can simultaneously bring water to a boil for tea or coffee, while a crispy pizza or a casserole is bubbling in the oven. This Sporet is a conscious part of our philosophy to always have a backup system in case a system fails. This brings us to... * Power supply, which is guaranteed via a grid connection to the municipal power grid. In the height of summer, when the power grid is very busy at peak load times, or during thunderstorms, there are sometimes power outages, which rarely last more than an hour. According to our fallback level philosophy, this was not good enough for our guests and so we installed a system that, independently of the city network, is powered by large batteries that maintain the domestic power supply. So the lights in Kuća MaJo continue to burn, even if the surrounding area does not get electricity from the city grid. In addition to the lighting (outside and inside), the refrigerators, quite a few sockets (marked with a black dot) for charging the phones and tablets, as well as the water pump as the center of our... * Water supply. Here, too, we are independent of the municipal water network, because we collect our rainwater via the roof and direct it into two cisterns, which have a capacity of over 100,000 liters. Enough for showering, children's paddling pool and the garden. * Alarm system, which secures all windows and the entrance door to the apartment and, if necessary, sends a message to our cell phones and can trigger a siren. Other things to note The apartment is at ground level and has barrier-free access. By car, you can drive right up to the terrace to get out. In any case, it is recommended to use your own car or a rental car to get to "Kuca Majo," as well as to all the other excursion destinations worth seeing. Tivat airport is a 20-minute drive away. Montenegro's largest airport is in the capital Podgorica, approx. 90 minutes by car. Dubrovnik in Croatia is about 2 hours away.
