Note: The property will be cleaned and maintained from time to time, and due to weather reasons, a pool may be temporarily closed during your stay Other things to note House Rules Welcome to our Airbnb, we are very happy to share our carefully crafted home with you, please take care of it as if it were your own, please check our house rules carefully ~ - When you check in, we will give you the access card in person between 2pm and 7pm, or you can use our airport pick-up service, our driver will give you the key (if you need it, you can ask us for the pick-up price) - No smoking/no vaping/no marijuana (including rooms/balconies/corridors, etc., smoking is only allowed in designated smoking areas) or you will be fined 5,000 Baht! If you break the rules in the room, you will be charged 1500 baht for deep cleaning and odor removal of the room, as some guests/pregnant women/children are very sensitive to the smell of smoke. - No parties allowed, if there are complaints from neighbors/property management, a fine of 5,000 baht will be imposed. - No drugs (any drug in legal terms) or you will be charged 3,000 baht for deep cleaning as some guests/pregnant women/children are unable to stay in a room where drugs have been used, and fined 20,000 baht and the police will be notified immediately!!! - No parking in the apartment complex, we don't provide parking services. If guests park in the apartment, the fines and expenses incurred will be borne by the guests. However, free street parking is available by the sea. - Please do not send any packages or mail to the apartment. Please let us know if you need it and we will provide an address to receive the parcel. - Please respect the apartment as your own: keep the space clean and tidy, respect the neighbors and apartment staff. - This condo is not a hotel, if you need any help or have any problems contact us via Airbnb/LINE/WECHART and we will help you online. Please do not consult the staff and reception at the apartment, thank you for understanding. - Thailand has very hot weather, our water heater is an "electric water heater", not a "gas heater", please contact us if you need help. - Due to strict building management, each household is only allowed two keycards, one for emergency backup for the office and one for guests. If the keycard is lost/damaged, a compensation of 3,000 Baht/card is required. - Since we don't live nearby, if you forget the key card in the room, please don't leave the floor and contact us immediately, we will assist you remotely to open the door. If you need on-site assistance, you will be charged a service fee of 500 baht/time and you will need to wait for us to arrange a time to come (it may not be immediate). Thank you for your understanding. - Our earliest check-in time is 14:00, and the latest check-out time is 12:00 - As we are not a hotel, we do not offer a luggage service. If luggage storage is required, we will be happy to provide solutions for our guests - Since we are not a hotel, modification dates are not supported after booking. - If you want to check in early or check out late, we will charge 50% of the room fee (within 4 hours) and 100% of the room fee if it exceeds 4 hours. If there are guests checking in after you, we cannot offer late check-out, thank you for understanding. - When you check out later than 12 o'clock, you will be sent a payment request of 50% of the room fee directly. - Since all four seasons of Thailand are summer and usually very hot, the following issues are normal and beyond the control of the host, regardless of the issue, once you check in the cleaning fee cannot be cancelled, some issues are only compensated for the room rate, the guest may not use the excuse of complaints and requests for compensation to cancel the reservation, in strict accordance with the Airbnb reservation, as followed: A. Pool maintenance > The pool is open all year round, our apartment has two or more pools, but the property will routinely maintain the pool irregularly and without warning, if the pool is unavailable due to maintenance, we will assist with a 10% discount off the room rate (excluding cleaning) B. Air conditioning leakage > We routinely maintain the air conditioning every month, but we often encounter guests turning the air conditioning on too cold resulting in freezing and water leakage, if the air conditioning leakage causes inconvenience, we will immediately make an appointment with the engineer to arrange inspection and maintenance, this issue cannot be used as a reason to cancel the order, thank you for your understanding. C. Pest Issues > Because Thailand is hot all year round, food waste in any environment is prone to pests, and mosquitoes may enter when the door is opened. There is a garbage room in our apartment, please collect your garbage and dispose of it in time. If there is a pest problem in any room, we are willing to provide insecticide cleaner for free, but we cannot guarantee that it will be completely eliminated immediately. Thank you for your understanding. Do not put garbage outside the door, otherwise the apartment will be fined 2,000 baht. D. Water heater is not hot enough > Thailand has very hot weather, our water heater is "electric water heater", not "gas heater", unable to provide very hot water, if you are personally accustomed to showering with hot water for long time, please consider carefully before booking E. Traffic or neighbor construction noise > Please understand that external noise is not under the control of the host, we are willing to assist in communicating with neighbors as much as possible, but cannot guarantee no noise at all, if you have a sensitive to noise, please consider carefully before booking ***** No matter what happens to the house, once the cleaning fee cannot be canceled, it can only be adjusted for special room fees (please understand the cleaning ladies) We provide a QUEEN/KING double bed, the second bed is provided to the 3rd guest (or more), please check in according to the correct number of guests, because there is an extra fee for more than 2 people (extra bedding is required) - Please let us know exactly how many people are staying? Do you need extra bedding? (We provide the standard we list on Airbnb, please let us know in advance if you need special arrangements. - Please don't throw towels on the ground, if the towels get dirty and can't be cleaned, you will need to pay for new towels, as we won't be able to provide it for the next guest, thank you for your understanding and cooperation. - For bookings longer than two weeks, electricity is not included in the room rate. Electricity charges will be charged based on your usage.
