Comfort and heavenly nature

Your group will be amazed by this spacious house, located in one of the last truly preserved Atlantic Forest areas in the Serra Fluminense. It is, without a doubt, one of the most charming properties in the region, not only for its privileged location, but also for its harmonious architectural design, sophistication and comfort. Its 7 rooms (3 of which are en-suites) accommodate up to 22 people, who enjoy several living and leisure areas, to the comforting sound of the stream, wind and birds. The space This is a property with a total built area of 750 m2, on a plot of 5000 m2. In the outdoor area, there is a spacious parking lot for up to 20 cars (no valet required), a central lawn with a delightful fire pit (around which your group can gather and warm up on cooler nights), a 50m2 swimming pool (with depths between 0.70 and 1.80 m), woods, gardens and a wonderful stream of crystal clear waters, with rapids and a delightful natural lake. The main building includes, in addition to the bedrooms, a delightful balcony, a large dining room with capacity for 24 people, two comfortable living rooms (one with a 40" TV and a wood-burning fireplace, and the other with a gas fireplace), a large kitchen, a pantry, a laundry room and a video room with a 60" TV and comfortable upholstered furniture for up to 10 people. The rooms are composed as follows: Narikala Suite: total area of 60 m2 in two bedrooms and a private bathroom. In one of the bedrooms, there is a king-size double bed and in the other, there is a king-size double bed and four single beds. Svanetia Suite: a king-size double bed and up to two children's beds, 35 m2, private bathroom, with access inside the room. Saperavi Room: a king-size double bed and 2 single beds, 24 m2, exclusive use bathroom with access through the corridor. Kvevri Room: same features as the Saperavi Room. Alazani Suite: a queen-size double bed (maximum 2 people), 16 m2, private bathroom, with access inside the room. Ushba Room: 8 m2, one king-size double bed (maximum 2 people) Kazbek Room: 8 m2, one standard double bed (maximum 2 people). The Ushba and Kazbek rooms share the same bathroom. In addition to the main building, there is an attached building composed of a gourmet space with a barbecue and wood-burning oven, and a spa with a steam room and Jacuzzi. There is also a large games room with a ping-pong table, pool table and card tables. Still within the property, but detached and independent of the aforementioned areas, is the hosts' small home. Guest access Guests will have free access to all spaces, except for the storerooms, pantries, wine cellar, and the hosts' house. Other things to note 1) We are surrounded by a wonderful stream of crystal clear waters, with rapids and natural pools suitable for bathing. The house has no wall or fences on the banks of the stream. 2) The rental price does not include employees, but we can offer them with separate payment, or even a full service with all meals included (consult us for a quote). 3) The owners/hosts reside in an adjacent house, but one that is completely detached, providing total privacy to guests, while at the same time being able to offer assistance for any needs. 4) Events involving non-guests are not allowed unless previously agreed with the owners/hosts. 5) Guests must respect the Law of Silence, limiting the height of any sound generated in the house after 10 p.m. to 50 decibels, measured by a decibel meter at any point on the perimeter of the property, under penalty of a 20% fine on the value of the stay. 6) Prices may vary from the price calculated by Airbnb depending on the number of guests (Airbnb does not differentiate for more than 16 guests) and the date (holidays and special dates). CASA DO FACHOALTO - HOUSE RULES 1 – RENTAL PRICE AND NUMBER OF GUESTS a) The rental amount is composed of a fixed portion and a portion that varies according to the number of guests, including children 3 years of age and older. Airbnb only calculates the total amount correctly for up to 16 guests. The contracting party must inform the number of guests precisely and consult the host about the final price when there are more than 16 guests. b) Guests admitted beyond the contracted number will incur the additional charge set by the host. c) No other people are allowed in the house other than the guests included in the reservation. Any permission to receive visitors must be previously authorized by the host. d) Under no circumstances may events be held involving the presence of non-guests, whether they are service providers or guests. 2 - WHAT IS INCLUDED IN THE RENTAL PRICE. a) Bed linen (bottom and top sheets; pillows and pillowcases and blankets) sufficient for the number of guests contracted b) Bath towels (one per person); face towel (one per accommodation); floor towel and soap (one unit per bathroom in the main house); toilet paper (01 roll in the paper holder and 01 spare for each bathroom); towels for use in the pool, sauna and Jacuzzi (one per person) c) Table accessories (shallow dishes, deep dishes, cutlery, glasses, water and wine glasses, tablecloths). d) Refrigerators fully available to guests (one duplex refrigerator in the kitchen and one in the barbecue area) e) Microwave ovens (one in the kitchen and one in the barbecue area) f) Electric ovens (one in the kitchen and one in the dining room) g) Toaster (in the dining room) h) Sandwich maker (in the dining room) i) Coffee maker (in the kitchen) j) Blender (in the kitchen) k) Mixer (in the kitchen) l) Kitchen utensils m) Utensils for gourmet area n) Table accessories (shallow dishes, deep dishes, cutlery, glasses, water and wine glasses) o) Cleaning Material (detergent, sponge, brooms, squeegee, dish towels, cleaning cloths, floor cloths, buckets, multi-purpose cleaner). p) 01 session of 02 hours of use of the wet sauna (observing the need for 02 hours for heating to the ideal temperature) every two days. q) 01 session of use of the whirlpool bath (no set time, subject to the need for two hours for water heating) every two days. r) Game room (survey) s) Operational support (for sauna, whirlpool, fireplaces, pumps, heaters, Wi-Fi network and assistance for clarifying any doubts and for using the audio and video devices made available). 3 – WHAT IS NOT INCLUDED IN THE RENTAL PRICE. a) Any types of services other than operational support, except when treated separately. b) Supplies (except what may be made available). 4 – BEFORE ARRIVAL a) The reservation holder must complete the online guest identification form, the link to which will be provided by the owner. b) Communication between the booking holder and the host should preferably be done via instant messaging app. c) The reservation holder must define the distribution of guests among the available accommodations, allowing for the proper preparation of these accommodations. 5 – CONDUCT DURING THE STAY a) Communication between the reservation holder and the host should preferably be done via instant messaging app. b) Smoking is not allowed in covered areas. c) Smoking is allowed in uncovered areas, provided that a container for releasing ashes and cigarette butts is carried. d) The use of illicit drugs is strictly prohibited. e) The generation of noise exceeding 50 decibels after 10 p.m., measured by a decibel meter at any point on the perimeter of the property, is prohibited. f) The use of fireworks is prohibited. g) Children and pets must be permanently supervised. We are not responsible for any accidents occurring with our guests during their stay on our property. h) The reservation holder will be responsible for any damages caused to the property, including gardens, furniture, ornaments, objects and equipment that compose it. i) All guests (including children) are expected to take care of the property provided, including all plants, furniture, ornaments, objects, and equipment that comprise it. j) Guests should never venture to operate on their own equipment such as pumps, steam generator (sauna), heaters, electrical or hydraulic installations. Any problems or demands must be reported immediately to the host, who will provide the necessary assistance.
