Recently Renovated to a high standard, we have a lovely 3 bedroom, 2 bathroom apartment (1 is an en-suite) is a high specification garden level apartment. The property has a private courtyard entrance and finished perfectly. Bus stop directly outside for easy access to the city or walking distance to city is only 10 mins, the garden apartment is ideally located for staying in Edinburgh. Easy and available parking nearby. Located next door to the Royal Botanical Gardens. The space The garden apartment has been refurbished to a meticulous standard. With new services (water, gas, electric) into the apartment throughout and brand new bathrooms, kitchen and new furniture the property is in really great shape! There is a pool table in the living room for some added fun. The property has an alarm system and also has traditional double glazed windows, plus a encrypted key so your safety whilst with us is paramount. Two bedrooms have king size beds and one bedroom has two sets of bunk beds. In the living room there is also a fold out bed ‘ottoman’ for a 9th guest to stay in if necessary (although advertised as 8 beds we can take a 9th if you give us a heads up!) Everything in the apartment is brand new and the apartment has fast Wi-Fi and 32” TVs in 2 of the bedrooms and 65” in the living room (note - we don’t have an aerial so no actual TV just digital services that you can link up such as Netflix / Amazon Prime / Disney + / Apple TV etc). The property has a new gas central heating system and Nest controller so it is warm for your arrival! (no Gas is within the property though as boiler is located externally!) The kitchen space is a useful space off the living room and is complete with a dishwasher and a well sized fridge / freezer, induction hob and oven and the vast majority of kitchen ware you would need during your stay. We have an external utility cupboard within our private courtyard with a new washer / dryer also. The whole space is private as is the entrance and courtyard with external seating also. As a note - the steel bars on the windows are no longer fitted, we have removed them when upgrading to double glazed timber windows but haven’t re-photographed as yet. Any queries on staying in our lovely garden apartment, please ask! Guest access The property has its own private entrance off Inverleith Place and is a completely private property - the property is within a 150 year old detached Georgian mansion house with only 1 property above it so it is very private and a quiet space to come back to. Other things to note The property is immaculate and we have spent a lot of time and effort into creating the space so it can be a safe and easy place to stay. Pretty much everything in the home is new, and hopefully our guests will enjoy the space and location. We have a private guest wi-fi system which is both fast and reliable. We have external CCTV for added security and Inverleith where the property Is located is a very safe and secure neighbourhood. Hopefully our guests will look after it as they would their own home. It is a residential zone although quick and easy access to the city center by a bus across the road or a lovely 15 minute walk and we are right next door to the Royal Botanical Gardens also which are always worth a visit. Also a great location for a base to explore other areas of Scotland. The property has gas fired central heating, the boiler is located outwith the property. It also has a carbon monoxide detector.
