Enjoy bright, open living with music, cooking, pool/darts, and hot tub. A soak in the hot tub after a day of adventure and enjoy mountain sunsets from the deck. Just 10 minutes to Lake Tahoe beaches, Heavenly, Stateline, hiking, and biking trails. The space VHR# 072627 TOT# T63899 Ring Doorbell at the Front Entrance. No other cameras elsewhere. 3 car MAXIMUM allowed - driveway for 2 vehicles and the 3rd one needs to be small 2 door for garage. No parking is allowed on the street. Master Bedroom: Cal King Bedroom 2: King Bed Bedroom 3: 2 Queen Beds Bedroom 4: 2 Queen Beds Maximum occupancy is two persons per bedrooms plus two (excluding children 5 and under) Occupancy is limited during 10 PM and 8 AM House has several antiques that are family heirlooms from England 1800s (Grandma is British). It’s a traditional old fashioned home that Grandma has shared with her children, grandchildren and great grandchildren! Upstairs - is a large game room. Bonfire; fire pits, charcoal BBQ ARE NOT ALLOWED. It’s too big of a fire risk. Please use the Gas Propane BBQ provided. Guest access Everywhere Other things to note Occupancy: 8 guests who are 6 years of age and older. Children who are 5 under do not count against occupancy. IMPORTANT!!!! There is a trail head right in Grandma's neighborhood! Make sure to reserve SandHarbor as soon as you know your dates (it fills up quick), and no open fires on the property are allowed, period. WINTER: You will need to make sure that you are equipped to drive up safely (Chains or AWD) - not to just get over the pass to have around the Basin. Be sure to travel with emergency first aid, plenty of water and food, blankets, snow shovel, and flash lights. If there is a snow storm, be mindful of possibly having to stay an extra day or arrive a day late per roads being closed. There will be no compensation for power and internet outages per being a result of an uncontrollable situation for the host to rectify. Ask me for weather updates and road news before traveling up. WINTER CONDITIONS & SNOWMELT DISCLOSURE Lake Tahoe winter conditions can change quickly. During periods of snowfall and snowmelt, outdoor areas such as decks, walkways, and yards may temporarily reveal natural debris or items that were previously buried under snow. This can occasionally include pine needles, branches, wind-blown debris, or glass from bottles that may have broken in deep snow and become visible during melt cycles. Our team performs regular exterior inspections and cleanups; however, snow accumulation and melt can reveal items between service visits. Outdoor mountain conditions are considered a natural environmental condition rather than a maintenance issue. Guests should use caution when walking outdoors during winter conditions and notify us immediately if anything needs attention so we can address it promptly. Minor outdoor debris revealed by snowmelt does not qualify as a cleanliness issue or refund condition. NO PARTIES ALLOWED. Maximum occupancy is up to the number of guests in the reservation. NOISE ORDINANCE - QUIET HOURS BEGIN AT 10pm *MUST BE BEAR AWARE* - only use the bear box on the property for all garbage - no food left in cars. - keep doors locked to home and vehicles - do not leave windows open or unlocked - do not leave food outside - do not feed the bears Please read the additional information after booking. Guests are responsible for filling propane tank if empty Important Travel Notice: Due to the potential for weather events and wildfires in the Lake Tahoe region, we strongly recommend purchasing travel insurance when you book your stay. This will protect you in the event of unforeseen circumstances that prevent travel or cause trip interruptions. Please note that our Cancellation Policy means refunds are not available directly through us. If your plans change for a covered reason, you may be able to file a claim through your travel insurance provider for reimbursement of your non-refundable booking costs. Airbnb’s recommended insurance can cover: - Up to 100% of non-refundable costs if you must cancel for a covered reason (e.g., illness, severe weather, flight cancellations, or wildfire impacts). - Up to $750 per person for delays exceeding 24 hours. - Up to $50,000 per person for medical emergencies while traveling. - Up to $1,000 for lost, stolen, or damaged luggage. - Coverage for COVID-19 if diagnosed by a qualified medical professional. To ensure full coverage, most travel insurance policies must be purchased within 15 days of booking and may allow cancellation within 10 days of purchase for a full refund.
