Hills Farm is situated on the edge of a pretty village, which lies within the Cotswold area of outstanding beauty. The large farmhouse is made for entertaining the whole family and multigenerational groups, sat on 5 acres there's plenty of space to enjoy. Inside there's a large open planned kitchen-diner, a spacious lounge, tv snug. Outside you'll have use of the outdoor kitchen, natural swimming pool, sauna & steam room, gym along with a large garden to explore. The space Hill Farm is furnished to a high standard with all the amenities needed to enjoy a stay in the Cotswolds, a wonderful family home suited to multi generational groups. Hill Farm comfortably sleeps 14 guests with room for an additional 2 guests if required. The bedrooms at Hill Farm are situated over 3 floors. You'll find a self contained flat on the ground floor, 5 bedrooms on the middle floor and an additional room on the third floor all with access to their own bathrooms. There are 5 x super king/ king bedrooms, 1 x twin and 1 x bunk room, comfortably sleeping 10/12 adults with 2/4 children. There's an additional single pull out bed and sofa bed to accommodate 16 guests if required. Baby equipment is available on request such as a high chair, changing table, baby monitor, two travel cots (bedding not provided). There's a large family living room downstairs along with a reading room, tv snug and a large open plan kitchen, living area and dining table which can seat 10 with an additional circular table seating 6. Please note Hill Farm only has one TV located in the downstairs snug room, you will have use of a projector and screen which can be used in the main living room with a HDMI cable to connect a phone or laptop. Outside Out the back of the main house you'll find an outdoor kitchen and dining area, equipped with a gas bbq and wood fired pizza oven for you to enjoy on a sunny evening. Whilst staying at Hill Farm you'll have full access to the 5 acre garden. If you wonder from the house down past the orchard to the wild flower meadow you'll find the Stables, recently converted into a gym, sauna and steam room next to a natural (un-heated) swimming pool, seating area & sun beds. You can also make use of a grass football pitch with nets and a secret wooded area with a fire pit where you can enjoy toasting marshmallows. There is plenty of parking on the driveway for 5-7 cars, with access to a garage and a EV charge if required. Hill Farm is secured with electric gates, you'll be given a gate fob to gain access during your stay. Guest access All parts of the house and garden can be accessed during your stay. Other things to note Located in the village of Brailes within a short walk of the farmhouse is Paddock Farm Butchers and a French Bakery where you can pick up local produce. Daylesford and Soho Farmhouse are a quick 20 minute drive away, along with a lovely selection of pubs and restaurants such as The Royal Oak at Whatcote, The Fox in Oddington, The Norman Knight in Whichford. Recommendations of places to visit and local walks will be mentioned in the welcome pack after booking. Dates: Weekends are 3 nights minimum.
